Six Key Aspects Of A Home Equity Loan

Ever feel lost when people talk about subjects like a home equity loan? It certainly does sound something like what you would hear on a business news show. But for every homeowner or someone considering property purchase, home equity is an important concept to grasp. It really isnt very complicated either. Therefore, piror to understanding a home equity loan, lets first talk about home equity.

What is home equity?

Equity can simply be understood as the monetary value of something you own after you deduct the amount of outstanding loan you have on it. For example, if your house is worth $200,000 and you owe your finance company $50,000, then the equity of your home would be $150,000. So basically, the more loans you clear on your home the greater equity it will have. A surge in the real estate market and prices of property also helps in adding on to your home equity.

What is a home equity loan?

Now that you have an idea of what a home equity is, lets get into a home equity loan. Simply put, it is the process of taking a second mortgage on your home. For example, if your have recently bought a house for $200,000 on mortgage, a home equity loan will allow you to secure a second mortgage of 25% of your first mortgage, which would be $25,000 in this case. Depending on the lender, one may even be given as much as 80% of the original mortgage for their second mortgage.

Six key aspects to consider

1.First of all, issue a home equity loan only if you must. It is always better to not have any additional loans than the one you already posses.

2.If you do feel you need to secure a home equity loan, then you will generally need to have a great credit score since this loan is mostly given to those who are considered qualified borrowers, i.e. those who have a good track record of paying back on time what they have borrowed.

3.Keep in mind that apart from the credit score, your home itself will also be on the line as collateral with the lender. So defaulting on your loan could result in losing your home.

4.One good advantage of a home equity loan is the fact that the interest rate is generally lower than those of credit cards. So if you do need to borrow money through a credit card for something large, then this would be a less expensive option. But make sure you do a proper comparison of the cost of borrowing money with other options that you might have.

5.The interest you pay on your home equity loan is also tax deductible, which can be a huge benefit when you are cash strapped. But there are limitations to this, so look into it carefully.

6.Shop around. Dont jump into the first option you see on being issued a home equity loan. Find out how you can get the best interest rate (fixed or adjustable) and read the fine print on your withdrawal limit.

I was sitting in my Hot Tub the other day relaxing and wondering how this whole Hydro massage, Hydrotherapy and Hot Tub thing must have started all those years ago.

I know that the original Hot Tubs as we know them were made of wood and were very popular in Japan two to three hundred years ago.

Then of course there were the Greeks, Phoenicians and last but not least the Romans, all of whom thought it was a cracking idea to have warm bathing coupled with massage. Moving quickly into more modern day times I have absolutely no doubt that back in time just over half a century ago (1954) when the Jacuzzi brothers Invented a portable whirlpool pump (simply as I understand it because one of their relatives had arthritis) that they would not have had an inkling that this would go on to form such a large and developing industry.

Hot Tubs and Jacuzzi style spas are now being made in most western countries to the highest standards and the development of the product continues at a pace. Apart from the original idea of being able to combine warm water and air to create the Spa effect there is no part of a Hot Tub that has not had improvements and amendments made to technology and indeed the construction and manufacturing processes used in making a Hot Tub have gone through considerable changes.

Whole industries have been spawned producing the components and raw materials that Hot Tub manufactures require. The Acrylic Sheets that form the Shell the electronic controls the pumps and motors. Many modern Hot Tubs have the ability to bleed air into so that one is able to inject air into the Jets thereby increasing the pressure and movement of water to create a beneficial hydro massage effect.

What Can We Do About Childhood Obesity?

Have you noticed that every time you open a newspaper or magazine these days there are articles about obesity? Whats happening to our society? Whats causing this epidemic? Andperhaps most alarminglywhy are young people becoming fat?

One big problem is that modern life does not initiate movement. We have remotes for everythingfrom garage door openers to televisions, radios and DVD players. Most all of us drive or ride a bus to our destinations. Kids would rather play on the computer or with hand-held games than go outside. Some neighborhoods have become unsafe to ride bikes or go for walksjust another reason for kids to stay inside, watch TV, surfing the internet, or talk on cell phones. Ive even seen kids and moms in a grocery store calling each other on their cell to find out where each other are, rather than walk a few steps and search the aisles! How lazy is that?

Some schools have done away with physical education classes. As if that werent bad enough, junk food and soda machines have been installed on school grounds.

I was astounded when I read that Anchorage had created a task force to find out what was causing the childhood obesity epidemic. Why didnt they just use their heads or call me? Now, the committee has decided that the junk food and soda has to be taken out of the schools. All I can say to that is a big, fat resounding: Duh!?

Our bodies are made for moving. If they dont move, our muscles get sluggish, our cells get rundown and we store fat easily. Indeed, it is all too easy to spot a mover from the sitter!

But, there is hope. Dont despair. Dont give up! Instead of wallowing in the negatives of inactivity and poor eating habits, lets look at changing our perspective and our attitudes.

How about scheduling some fun outdoor activities this summer as a family? What about an all-day hike with a nutritious picnic lunch? Remember family softball games? How about playing a game of catch in the back yard?

Most every community offers a variety of summer activities, such as softball, soccer, swimming and community runs. Even cleaning up the roadside is a productive event in which the whole family can participate. And what about all the wonderful bike trails in Anchorage and the Valley? Make a date with your loved ones and walk or bike a mile or two daily. As you get fitter, youll only want to go furtherdo it!

Closer to home, you can make it a game to see how many steps each person takes during the day. You might even want to purchase some inexpensive pedometers that measure how far you walka little friendly competition might be just the ticket to health and fun! Another great way to get your kids involved in more activity is by climbing the stairs in your house. Have little kids count how many steps it takes to get upstairs and then see if its the same number coming down. Have older kids time themselves going up and down the stairs. See if they can cut seconds off their time. Again, some good-natured competition is not only fun but healthy. You should join them, too!

Kids are mirrors of their parents, and often follow by example. If a parent is active and involved in activities, the kids will be too! Lead by example.

Yet another area in which obesity can be addressed is summed up in the old adage, you are what you eat. Its important to move away from all those ready-to-eat processed foods which contain almost no nutritional value (and are actually breaking the body down) and head instead to fresh, healthy foods.

Educate yourself along with your kids to discover which foods honor your body and give you energy. When you choose foods that are healthy and nutritious, youll have more energy and will want to move your body.

The combination of the right foods, water, and movement will get you to your ideal weight, rid you of joint pain, increase your energy, and eliminate other health concerns. Not only that, your kids will be well on their way to becoming happy, healthy adults.

Obstalces Are Just Opportunities In Disguise

What is an obstacle? Dictionary.com says its, something that obstructs or hinders progress. Thats certainly one way to see it, but I believe there is much more to obstacles than being obstructions to progress. Certainly there are situations in which obstacles are problems, obstructions, impediments to our progress both personal and professional. But I believe that with the right ATTITUDE, obstacles can become Opportunties. Let me explain

We all face trouble in our lives, Momma said thered be days like these. No matter our background, financial situation, education or vocation, we all encounter hard times and have tough things to deal with. Certainly there are steps we can take to avoid some of lifes pitfalls and set ourselves up for success as best we can, but theres still no cure for cancer and disease, financial trouble relationship stress can affect all of us.

Theres no question that it is impossible to avoid all of lifes challenges and problems. You will face obstacles in your life. No matter how rich, successful, or connected you are, there will always be hard times and obstacles to face. Thats a definite; like death and taxes. What has yet to be decided however, is how you will handle those obstacles.

Depending on the problems you face, there may appear to be several options for handling a particular situation. In truth, while a particular situation may be complex and have many issues involved, I believe we can handle things in one of 4 basic ways based on what I call the 4 basic life perspectives.

The Four Life Perspectives Read the following descriptions to see which one best describes you:

1)The Worrying Willy You often find yourself anxious and worried about life and the problems you face. You get concerned about the state of your bank account, the future health of your spouse, the safety of your home or if youll keep your job, while, some of your concerns are based on legitimate issues, you also recognize that some of the things you worry about arent worth your attention, and yet you cant seem to stop yourself.

2)The Optically-Challenged Optimist While fewer in numbers than the other categories, those of us who fit into this category, are still easily recognizable because of their enthusiasm and vocal optimism on every issue these people can sometimes get a bad rap from those around them who become irritated or annoyed by their apparent immunity to lifes problems. Life could be totally rosy for these people were it not for the fact that, due to their blind optimism, they fail to recognize problems before they become serious and often become very reactive in how they deal with obstacles.

3)The Negative Nancy The Negative Nancy is the antithesis of the Optically Challenged Optimist. Negative Nancies also often very vocal, can find something to complain about in any situation. These people have a unique ability to find the worst in people and situations. They are also determined to focus on the negative no matter how much positivity might also be present in a situation.

4)The Positive Realist The positive realist, as I call it, is someone who can look at the positive without losing sight of the facts. Unlike the Optically-Challenged Optimist, the Positive Realist wont fail to pay bills, or get into trouble due to a failure to address the facts.

Similarly, these people dont let the weight of the worlds problems beat them up because they know that we cant make things better by feeling defeated. The positive realist addresses the realities of their world but rather than feeling hopeless or disillusioned, they use their positive energy to try to make things better.

Odds are good that you find bits of yourself in each of these descriptions. The descriptions above are charicatures of people. There are few REAL people who would exemplify all of the characteristics of one of these categories. And while I dont for a minute suggest that we should all be the alike, we SHOULD all try to become POSITIVE REALISTS.

When you start to feel like negativity or worry is starting to creep into your thinking, I urge you take immediate action. A touch of negativity is normal. The problem is that a touch of negativity can quickly become a pattern of negativity. It can grow into frequent or even constant negative thinking.

When this happens it can be very difficult to turn ourselves around. We get into a funk and find it tough to get pumped up again.

So, the next time you feel negativity start to creep into your thinking, make a conscious effort to try to see the positive. When it seems like there is nothing to be happy about, make a list of all of the things you have to be thankful for. The change wont happen right away, but over time, youll become a more positive, and happy person.

Every Obstacle is an Opportunity in Disguise This is a life-lesson that I teach in all of my presentations. While we cant avoid the problems that we face in life, what we CAN do is use a positive attitude to transform the obstacles we face into opportunities.

If you look hard enough, with a positive outlook, I truly believe that you can turn any obstacle you face in your life into an opportunity. This is a lesson Ive learned over years of facing obstacles in my own life.

From the first day of my life Ive been dealing with obstacles. Born with a congenital heart defect, my life nearly ended before it began. Less than 24hrs after I was born I was put on a medical helicopter and transported to the Isaac Walton Killam Childrens Hospital for emergency open-heart surgery.

Deemed a very risky procedure at that time, doctors were quick to warn my parents that the valve surgery that I would undergo may well kill me. However, without it, I would certainly not survive. So we went ahead

I was very fortunate. The surgeons did an amazing job. Within a few months I was able to go home with my parents for this first time. Unfortunately, my journey was far from over. A year later, almost to the day, I had more problems and doctors decided that I needed another surgery.

Again, the surgery went well but the doctors were quick to warn my parents that I was far from being out of the woods. They warned my parents that I would never be a normal kid. I would always have to take medication. I would have to see my cardiologist at least twice a year, and I would quite likely not be able to do much of what normal kids could. The doctors were partially right

There were doctors appointments and from the time I can first remember, Ive had to take medication. But I despite my condition, I was able to do things that the doctors never thought I could.

Both of parents were physical education teachers and they encouraged me to be as active as I could be. I played soccer, basketball and baseball. I ran track and cross country. Despite my continued heart problems, I was able to live an active and mostly normal life. I say mostly normal because despite being able to effectively deal with most of my health issues, there was one issue that I had to face each and every day. I was small. Not just a little short. Not just a bit smaller than the other kids in my class. I was SHORT. I was always the smallest kid in my class and by grade three or four I was usually shorter than the kids in grade below mine too. Even now, I stand at just 411.

Because I was small, I had to CONVINCE the other kids to let me play football in the school yard. I had to work twice as hard as my teammates on my basketball teams just to keep up. My size put me at a disadvantage in many ways.

As a kid, being different in any way is hard. Being short was particularly hard because the difference was so immediately visable. I was teased relentlessly. Shorty, Short-stuff, Small-Fry and Pip Squeek were just a few of the hundreds of names that I was called.

At first, the names upset me a lot. I felt left out and alone like I was somehow less a person than my friends. But with the help of encouraging parents, a few good friends and supportive teachers, I was able to build my self-confidence so that when the names came, they had less and less effect on me.

During those early years of my life, I hated the fact that I was teased and I wasnt too fond of the people who did it either! But now, twenty plus years later, I can see that being small has been a great opportunity in my life. Being small has been an opportunity because dealing with the adversity I faced has made me a stronger person and helped me to deal with the other problems Ive had to face along the way.

Things get more complicated In 1991 I faced one of the biggest obstacles of my life. I went to the congenital heart disease clinic for my regularly scheduled check-up and Dr. Nantin, my cardiologist, came to me with what was then life-altering news. My heart condition was growing increasingly more complicated. Now in addition the valve problems that Id had since birth, I had developed a condition called atrial fibrulation. The top two chambers of my heart, the atria, were no longer beating. As a result my heart function was deteriorating.

Dr. Nantin came in and told me at just twelve years old that I had to stop any activity that would put undo strain on my heart. Because my heart was now working harder just to supply my body with blood when at rest, putting extra demand on my heart, by doing things like running, climbing stairs or lifting weights, I was putting myself at high risk for cardiac arrest.

My world ended in that moment. For a thirteen year old, finding out that you cant do what you love to do is the end of the world. Dr. Nantin might as well have told me that I wasnt allowed to eat anymore, sports was so much the centre of my world. It was the way I expressed myself. It was the source of my self-esteem, it was the way I socialized with friends, it was the way I defined who I was. Without sports, what was left?

After a period of feeling sorry for myself, I came to the realization that I had a choice. I could sit and sulk, or I could find something ELSE to do with my life.

Now dont misunderstand, this didnt happen overnight. It didnt happen in a week or even two. In fact, it was probably several months to a year before I began to seek out other avenues of self-fulfillment. For a long time, I simply rebelled against the doctors and continued to play sports even though I wasnt supposed to. My parents had taken me out of all organized team events, but they couldnt stop me from sneaking pick-up games of basketball with my brothers and friends, or playing football in the backyard when they werent watching.

I continued to rebel in that way until a fateful day in the winter of 1993 when I got a wake-up call as to exactly how serious my condition had become.

I was living with my family in Indiana. My parents were taking their masters degrees at the University of Indiana and the whole family, Mom, Dad, my three brothers and I, were living in a three bedroom apartment in the family residence on campus.

On a cool fall day Dad and I had been out running errands and came home to find the habitually slow elevators in our building both occupied. We decided to take the stairs to our apartment on the seventh floor

As we walked I could feel my breathing becoming more laboured and my heart beating harder and faster. This wasnt completely unusual but I knew that something wasnt right. I should have told my Dad how I was feeling and stopped to catch my breathe. But we were at the sixth floor at this point, just one more to go and wed be home anyway.

As we reached the top of the stairs, my heart was pounding so hard I could feel it in my throat and in my head. We were on level ground now though, not climbing anymore, so I figured it would slow down. It didnt I remember seeing the door to the apartment and my Mom opening the door

The next thing I remember was the paramedic kneeling beside me putting an oxygen mask on my face. Id late learn that I had gone unconscious as Dad and I had reached the door. The paramedics put me on a stretcher and brought me by ambulance to the university hospital.

After a lot of investigation, the exact cause of the incident wasnt decided. The doctors suggested that what likely happened was that my body was asking my heart for more blood than it could pump with its decreased function. Since the body wasnt getting the oxygenated blood it needed, I passed out. A simple explanation, but it didnt make me feel any better.

That cardiac incident as the doctors called it, was a real wake-up call to me. Until that moment Id been able to forget, or ignore my heart condition because, with the exception of my size, there were no immediately obvious signs of it. Day to day, I wasnt affected by it at all. Now in an instant, that had changed.

Over the next several years my condition ever so slowly declined. So slowly in fact, that I hardly noticed it was happening. Unlike a heart attack or a car accident, heart disease often doesnt change your life in an instant. Certainly in my case, it took years for me to decline to my absolute worst.

Fortunately for me, by the time I reached my lowest point, I was mentally ready for it. Id had years of training in how to find the positive in the most negative of situtions, and I used that positive perspective on life to help me survive.

So what do you do when you face hardship and struggle? Do you dwell on the negative? Some do. Some people will find themselves in a negative situation and with a negative perspective on life, they instantly have a negative reaction.

The people will react in a number of negative ways, none of which help them deal effectively with the sitatution. Some people find themselves facing an obstacle in their life and start to play the poor me game. They come down with a severe case of victimitis.

For someone suffering from victimitis everything that happens to them is a crime. Whether its being stuck in traffic or finding out the item they want on the menu is sold out, the person suffering from victimitis takes it personally. They will feel like whatever is happening to them is because someone out there, has it in for them.

I use the phrase, happens to them because thats is how someone with victimitis feels. The feel as thought they have no control over their lives. They have no ownership over what happens. Things just come at them, the world HAPPENS TO THEM and they are forced to deal with it.

If you are ever going to live the life you want, you cannot allow yourself to suffer from victimitis. You have to take some responsibility for your life and realize that life doesnt happen to us. Life Happens. Its up to us to make life into what we want it to be.

So the next time youre faced with a problem in your life, stop. Take a step back and evaluate if theres any way that this seemingly negative situation could hold un-seen benefits. I promise you that if you can stay positive, eventually you will come to find there is an opportunity waiting to be seized.

Invisible, Electric Dog Fences - Do's And Don'ts

It is always good to know a bit about how something works when you have it installed in your home. Especially if it is something like an alarm, a heating and / or cooling system, or an electric fence, for example. Usually people get to know their gadgets, just in case a quick fix is required. A window air conditioning unit, for example, may be something that breaks frequently but that you can fix easily because you understand how it works.

An electric fence, however, is different. How are you to know if it is not working properly? There are ways to check, of course, but to fix an electric fence is more difficult than repairing many other kinds of electronic home merchandise. The secret to a long lasting invisible dog fence is in the installation of it. Reduce the risk of damage, wear and tear, and so on. This is, of course, to ensure a high quality result with the right merchandise and, of course, the right manner of installation.

A high quality electric fence should be composed of solid wire, the less flimsy the better. It may be a bit more of a challenge for you to install, but solid wiring has the benefits of being more durable and less expensive. Be sure that all connections are good, solid and secure, without clean, tight connections there are, of course, additional risks to your fence and how effectively it will operate especially considering weather and regular wear and tear.

Use grounding rods that are about six to eight feet long these should be composed of either copper or they should be galvanized. It is essential that you use a good ground return wire, and / or strong ground clamps especially if your ground soil is particularly dry or stony. Also, be sure to use high quality insulation. Porcelain insulation systems, reinforced plastics, as well as glass, are all among the very best insulation materials you can use for your electrical fence.

Differentiate Yourself With Earth Friendly Green Products

According to Rex Nutting, Washington Bureau Chief of MarketWatch, the inventory of previously owned homes up for sale in May 2007 rose to the highest level in relation to sales in 15 years, putting even more houses into an already glutted market.

With sales of existing homes falling 0.3% to a seasonally adjusted annual rate of 5.99 million down from the upwardly revised 6.01 million in April, according to the National Association of Realtors, and sales down 10.3% from just a year ago and off approximately 17% from the peak, what can builders and homeowners do to differentiate themselves from the 4.43 million homes currently for sale on the market?

Building or remodeling with green products is the perfect way to do just that.

According to a survey conducted by the National Association of Home Builders and McGraw-Hill Construction, 85% of homeowners said they were more satisfied with their new green homes than with their previous, traditionally built homes. The survey allowed respondents to state more than one reason for buying an environmentally friendly home; showing that nearly 50% of those surveyed said that concern for the environment was a reason to buy a green home, and the same percentage held that their family's health was a reason. 63% stated lower operating and maintenance costs motivated their purchases.

Additionally, homebuyers were willing to pay a higher price up front to get those benefits. "We found that people buying green homes were willing to pay an $18,500 premium in order to get a green home," said Harvey Bernstein, vice president of industry analytics, alliances, and strategic initiatives at McGraw-Hill Construction.

To be classified as, "Truly Green", homes must include three or more products or features addressing the following:

1. energy -Efficiency

2. Indoor Air Quality

3. Resource Management and/or Use of Recycled Materials

4. Site Management/Location of the Home and its Surroundings

5. Water Efficiency

Who is the Competition?

Their research showed that only 0.3% of existing homes qualified as "Truly Green" whereas, 2% of homes incorporated a green product, such as energy-efficient doors and windows, appliances, or heating.

In Jack Trout's "Differentiate or Die: Survival in Our Era of Killer Competition", he warns, "Those who fail to differentiate their product or service, in the mind of the consumer, won't stand a chance." This is your chance to differentiate yourself as a renovator, builder, homeowner, real estate agent, or other professional looking to change your business as well as the world.

Who is Buying Green Homes?

The report found that those apt to invest in a green home are women, who are married, affluent, well educated and are likely to be in their mid-40s and from the Southern or Western states. The popularity of green features is not limited to new construction.

The research estimated that about half of U.S. homeowners recently renovated their homes, and about 40% of them used green products. energy -efficient windows and doors, as well as energy-efficient heating and air-conditioning systems are some of the most popular green upgrades, Bernstein said.

Building Teamwork: Helping Your Team Take Responsibility for Their Results

The end of the year in an organization is often a time of reflection and evaluation. As I look back over the decisions I have made over the past 12 months, I evaluate them to see how they have affected our company and what I might do differently. As I reflect, I am paying attention to that voice in my head that is tempted to blame our failures on other people (or organizations) while taking complete credit for our successes. If I want my team to work together effectively, I have to resist this impulse to assign blame or credit.

I recall an incident that occurred in my life several years ago that is emblematic of this tendency to blame other people for the unfortunate events that happen in our lives. I was in my car at a green light waiting for a pedestrian to pass so that I could turn right at a street corner. Suddenly a truck hit the back of my car. It was a US Post Office truck driven by an employee who proceeded to back up and drive away from the scene of the accident. Given that those trucks have a large identifying number on the back, this was not such a great idea. I wrote that number down and followed him straight to the post office where I told a supervisor what happened. The supervisor left to get the official paperwork. As the two of us stood looking at the back end of my car, he actually said to me in a accusing tone of voice: "Well, I hope you're happy. You just made me lose my job."

I remember that situation and his comment whenever I am tempted to blame someone else for the consequences of my own actions. To avoid that, I find it useful to ask myself: How have I contributed to this outcome? What would I do differently if I could do this over? The next time I face this problem what will I do?

When we lead teams, we can help them develop this habit of taking personal responsibility for their part in a difficult outcome. The trick is to do it without blaming them or ourselves. We can lay the foundation by talking through the issue or challenge with phrases such as:

  • As I think about what happened, I can see that I contributed by....
  • We all share responsibility for this outcome. For instance, I wish that I had....
  • The next time we handle this challenge, I plan to....

And we can also help our employees and co-workers take ownership of their part by asking questions such as:

  • Looking back, how do you think you played a part in this?
  • If you could do it over again, what would you do differently?
  • What steps do you plan to take the next time you face this situation?

When people make clear statements that demonstrate that they are taking at least partial ownership of a challenging situation, we can reinforce their positive behavior by making statements such as:

  • I really appreciate your ability to look at this challenge objectively.
  • I think your assessment of this situation is right on target.
  • I trust that you will succeed next time. These are great ideas.
  • Thank you for talking this problem through so that we can work together to get better results.

As we model taking ownership and responsibility and as we recognize this same level of personal responsibility demonstrated by others, we reinforce a positive cycle that paves the way to healthy, collaborative teamwork.

So what will it be? A team that is at the mercy of lunkheads in other departments? Or a team that is confident in its ability to meet any challenge? It's your choice.

Hot Tub Evolution

I was sitting in my Hot Tub the other day relaxing and wondering how this whole Hydro massage, Hydrotherapy and Hot Tub thing must have started all those years ago.

I know that the original Hot Tubs as we know them were made of wood and were very popular in Japan two to three hundred years ago.

Then of course there were the Greeks, Phoenicians and last but not least the Romans, all of whom thought it was a cracking idea to have warm bathing coupled with massage. Moving quickly into more modern day times I have absolutely no doubt that back in time just over half a century ago (1954) when the Jacuzzi brothers Invented a portable whirlpool pump (simply as I understand it because one of their relatives had arthritis) that they would not have had an inkling that this would go on to form such a large and developing industry.

Hot Tubs and Jacuzzi style spas are now being made in most western countries to the highest standards and the development of the product continues at a pace. Apart from the original idea of being able to combine warm water and air to create the Spa effect there is no part of a Hot Tub that has not had improvements and amendments made to technology and indeed the construction and manufacturing processes used in making a Hot Tub have gone through considerable changes.

Whole industries have been spawned producing the components and raw materials that Hot Tub manufactures require. The Acrylic Sheets that form the Shell the electronic controls the pumps and motors. Each and every Hot tub manufacturer has tried to be at the cutting edge when introducing new ideas. Many modern Hot Tubs have the ability to bleed air into so that one is able to inject air into the Jets thereby increasing the pressure and movement of water to create a beneficial hydro massage effect.

The common denominator in all roofing is that several layers work together as a system. Understanding how this system works can help you talk knowledgeably with a contractor, or help you make buying decisions to do your own work.


Unlike the term "skyscraper", the term "highrise" has a fairly widely accepted definition, though the definition DOES vary somewhat depending on the perspective of the definer. According to Emporis, a real estate data firm headquartered in Germany, a highrise is a multi-storied building with a minimum of 12 floors, OR reaching a height of at least 115 feet. While these are probably the most widely accepted requirements, there are others.

The International Conference on Fire Safety in High-Rise Buildings defines a highrise as "any structure where the height can have a serious impact on evacuation", while many in the construction industry consider anything between 75 - 491 feet a highrise, and anything over 492 a skyscraper. Regardless of the minimum height, the maximum height is going UP all the time, so, if living above the city - or even above the clouds - is you thing, read on.

Highrise history goes back a long way, back at least to the Romans who had buildings up to 8 stories high, despite the fact that technology did not allow for water to be pumped up that far. Walled cities in the middle ages meant city space was limited, giving "rise" to highrises from 11 to 14 stories in 16th century Britain. One of the big drawbacks about these historic highrises was the obvious lack of elevators, forcing the unlucky residents to climb many, many steps. The 202 foot London Monument, completed in 1677 (and still standing!), has 311 steps winding up its spiral staircase, while Toronto's CN Tower, completed in 1976 boasts a ridiculous 2,579 stairs - the tallest metal staircase in the world! Not surprisingly, it was the invention of elevators, along with water pumps, steel, and steel-reinforced concrete that gave us the modern highrise.

Steel was very important in the development of the highrise. In 1884 Architect William Le Baron Jenney designed a building whose entire weight was supported by a steel frame. It was Chicago's Home Insurance Building, only ten stories high, but the first of its kind: the world's first skyscraper. At around this time, England was also building towers and highrises, including Shell Mex House which actually measured taller than the Home Insurance Building. A complaint from Queen Victoria soon put a stop to English highrises, however, but by this time Chicago's attention had turned eastward, to what would become the tallest city in America.

While Chicago has the tallest building in the U.S. (the Sears Tower - 1,729 ft) New York City has the most tall buildings - a whopping 195 buildings OVER 492 feet. And while New York will be challenging Chicago's tallest building title with the construction of Freedom Tower (1,776 ft), Chicago will trump that in 2010 with the construction of the Chicago Spire (2,000 ft.). And on it goes. While Chicago and New York have the tallest and the best, most North American cities have a couple of noteworthy skyscrapers. San Francisco has the regal Trans America Pyramid, Atlanta has the 1023 foot Bank of America Plaza, Philadelphia has the new deco style One Liberty Place, and Cleveland - yes, even Cleveland - has the lofty Key Tower.

While the bigger skyscrapers have traditionally been built as a combination of office space and a massive symbol of a city's economic power, today, many of the nation's tallest buildings offer condominium and loft space. Some, like Chicago's Spire, with 1,200 luxury condos, are completely residential, others, are a mix of condos, hotel suites, and retail space. Las Vegas's City Center is a prime example of the latter type of real estate development: four unique and spectacular towers, offering a range of luxurious condos atop 500,000 square feet of retail space, services and amenities. These are just some of the more extravagant examples of the types of amazing homes available today in America's highrises.

These can be inserted into a slab-type work surface, wall-mounted with shelves and towel storage below, or installed as part of a basin unit. Conversely, deeper, rounder shapes set into slab worktops are also popular. Teamed with dark wood or lacquered white cabinets, shiny chrome taps and matching accessories, they can add a witty touch to an otherwise understated bathroom.

Baths
Baths are usually the focal point of a bathroom, and there is a huge choice. Modern roll-top styles, often mounted in a cradle or on blocks, are designed to sit in the centre of a large room, while non-freestanding designs will need to be set into a surround finished with tiles or timber. New materials for baths include stone, cast-stone composites and even wood. For a larger bath, check that your hot-water system has the extra capacity needed. You should think carefully before opting for a shower instead of a bath, as it may decrease the re-sale value of your property.

Furniture
Modern fitted bathroom furniture is often in dark wood, such as ebony, mahogany or wenge, which contrast well with white sanitaryware and chrome or stainless-steel bathroom fittings.

Walls
Where walls and flooring are concerned, there's still a strong trend for tiles, with limestone or porcelain lookalike tiles very popular. To avoid a bland look you can add bands of colour to break up plain tiles. Fully tiled walls tend to suffer from condensation unless the room is well heated. To solve the problem make sure your room has adequate ventilation; a heated towel rail and underfloor heating will also help. You can update your bathroom simply by swapping an outdated pedestal basin for a chic modern one with an integral stand.

Brassware
If your bath and basin are understated, then bold, angular brassware will create several focal points. Many ranges have satin and matt finishes, sometimes in nickel, which will provide a softer look. The trend is for taps to be arched and graceful and showerheads as large as possible, especially in a wet room, to give you a good drenching. Remember that hard water causes shiny brassware to mark and dull quite badly, and be prepared to dry and buff the taps regularly. Take advice when choosing brassware, too, as products vary in suitability for high- or low-pressure water heating systems.

Wet Rooms and Steam Cabinets
The most desirable types of showers around at the moment are wet rooms. If you wish to use the whole bathroom, then it has to be lined with a waterproof membrane, which usually costs at least 2,000. Do take professional advice, as there are many points to consider, from the capacity of the drainage system to the rate of water flow and recovery. You could opt for a semi-wet room, or a walk-in shower; this will be spacious but with fewer technical considerations. Semi-wet rooms still involve extensive waterproofing of part of the room, while glass panels are used to screen off the rest of the room and contain the spray. Walk-in shower enclosures consist of a tray and side/front panels, but are without a fully closing door - the walk-in area serves as a drying-off space. The latest have frameless glass panels and recessed trays to create a wet-room look.

If a wet room is not for you, and you have the budget and the space, you could create a spa-like bathroom with a steam cabinet. Fully enclosed with a roof, these contain a steam generator and usually a seat. Chromatherapy (colour therapy) is also included in some models. If the bathroom doesn't have the space for a separate shower, look at the range of over-bath showers/steam cabinets from Jacuzzi - some models offer whirlpool bath options as well.

Ceiling-mounted shower fittings, along with body jets, are de rigueur in a wet room. If you want to install a new shower into an existing enclosure, or over the bath, consider a shower panel, such as one from Triton, which includes a fixed showerhead plus a hand-held spray and various body jets. Cheating Spouse? - Avoid These Five Mistakes

If you think you have a cheating spouse, you should avoid the following five crucial mistakes at all costs. All too often when you get caught up in the downward spiral of suspicions, it clouds your ability to keep yourself objective; something that you need to be if you want to get to the truth.

If you already find yourself to have made one or more of these mistakes with your spouse, it does not mean that it makes it impossible to find out the truth about possible infidelity, but it does make getting to the truth that much harder.

While your instincts are powerful, it is by no means conclusive - So leaving or separating with your partner should not be your first move, but a last resort. If you feel that your spouse is having an affair, you will be in a position to gather much better clues and evidence of them being unfaithful than if you are apart because of a hasty decision on your part.

Do not spread the word based on your suspicions - While it is natural and perfectly understandable that you want to get your heavy thoughts off your chest, and confide in friends and family, you should do so with caution. One is that you need to make sure that the person you choose to confide in will not gossip in any way and spread the word, and may be ultimately lead to your spouse knowing. Secondly, it is not uncommon that your cheating spouse is involved with the very friend that you are confiding in. Hard, I know - but it happens all the time.

Don't pretend to be ignorant - As traumatic and emotionally draining it is to find you are living with a cheating spouse, pretending to ignore it and go into denial is the worst thing you can do. It is probably the most harmful way to deal with the difficult situation. When you choose to ignore your partners' infidelity, you are giving the impression of a silent approval. Your spouse will start to feel comfortable with continuing the secret relationship.

Wasting your time on the other person - This is a huge mistake, and all too common. This is especially true when a woman feels her husband is cheating on her. The desire to know more about the other person is overwhelming for some, and stems from an uncontrollable anger. Repeatedly questioning your spouse about the other person, and dragging them into every situation and conversation will only make him closer to her. Belittling and confronting or threatening the lover to back off from your husband or wife, will only them defensive and closer together.

The sanity of mind is in the proof - Last but not least, is the biggest mistake you must avoid when you think your spouse is cheating on you, is to confront him or her without any real proof of their cheating ways. Without having any real evidence, confronting your partner will result in a continual cycle of hurt, suspicions and betrayal.

The important thing to remember is to keep yourself calm despite facing the adversity and suspicions of a cheating spouse, as the only way forward is to find the proof followed by a well thought out decision on whether you will leave your partner or choose to rebuild your marriage and relationship.

Meryl Streep's character in "The Devil Wears Prada" always was adorned with a white Hermes scarf, whether as part of her outfit or an accessory. Barbara Bush was always seen with her strand of pearls.

Your poise. Are you graceful? Commanding? Statuesque? Approachable? Research has proven that a person's height is a competitive advantage, in the business world or in life in general. This is especially true for men. Taller men have an easier time getting hired, promoted, being offered leadership roles and attracting women. So what is a height challenged person to do? Develop your poise-walk 'as if' you are 6 feet tall. It can make a world of difference on how others perceive you. And never underestimate the power of being a friendly and personable person-being perceived as "approachable" is important for personal and professional success.

Preserving Your Chillies - Smoking

OK. You've managed to grow a successful crop of chillies for yourself but now you have a problem. Well, not really a problem; more a challenge.

What can I do to preserve my chillies so that I can use them all year round? Fortunately people have been faced with this problem for thousands of years. As a result there are a number of solutions that you can use. Some of them ancient, some of them quite modern.

This ezine article will examine, in detail, the process of dehydrating chillies with an electric dehydrator.

However, before you start, there are a few basics that we need to cover to help you get the most out of your garden and the harvested fruit.

1) It is universally agreed that the best approach to harvesting your chillies is what is known as a 'staggered harvest'. No - you don't have to be drunk. What it means is that you harvest the chillies a number of times throughout the growing season. This will ensure you maximize the production from your plants. If the chillies are left on, the plant believes it has achieved it's reproductive goals and few new fruit will be produced. Staggered harvesting ensures that the plant 'keeps on trying' for the full length of the growing season.

2) Unless you are specifically after green chillies, the best approach is to harvest ripe fruit with tight, shiny skins that are firm to the touch. Fruit that are ready should come off the plant easily. If you need to use any force it's probably best to leave it a few days before trying again.

3) Give the fruit a wash and have a second look to weed out any fruit that have black spots as these will usually rot and/or go moldy.

OK, you want to smoke your chillies to make your own chipotles (pronounced chip-ote-lays).

The team here at Chillies-Down-Under.com believe that the chipotle is the ultimate chilli. The complex, smokey flavour and medium level heat are, without argument, the perfect combination to go with just about anything.

Smoking chillies is an ancient way of preserving them that, as far as we can tell, was started by the Teotihuacan Indians in central America around 500 BC. Their civilization peaked around 200 AD and the Aztecs subsequently adopted chipotles and took them to the art-form they are today.

Smoking chillies is one of those activities that is about two-thirds art and one-third luck. What we will provide below (and it is a fairly lengthy article) are reasonably detailed guidelines, however, you must remember that they are guidelines to be followed, not strict rules guaranteeing a successful result. There are an enormous number of variables that can change the results you get, however, a willingness to experiment a little will take you through to a successful technique that works for you.

Equipment

The team have used three different pieces of equipment in their quest for the home made chipotle.

The Portable Fish Smoker

These little guys are approximately 40cm x 30cm and 20cm high. They are made from galvinised steel also the body will not rust, however, make sure you oil the internal rack as that is not galvinised and will rust.

The base of the unit is about 5cm above the 'bottom' and has air holes in the sides so that the methylated spirit burner can be placed underneath.

Inside the unit, wood shavings or saw-dust(see wood further down this page) are scattered across the base, which is heated by the burner underneath. The rack sits inside, above the wood shavings/saw-dust and the unit is closed with a tight fitting lid. Because of the size, you won't be smoking vast quantities of chillies, but they are a good, inexpensive tool for starting to learn what works, what doesn't, what you like .... and so on.

If you already have one of these smokers and have used it for fish or other foods, we strongly suggest you give a good wash before smoking your chillies. Otherwise they will pick up all sorts of odd flavours.

The Hooded Gas Barbecue

These babies are great. Chances are you've already got one, and if not, you should consider making it a priority. It is our preferred way of cooking virtually anything; grills, roasts, baking, stir-frys, .....

You need to have at least one of the plates inside to be a bar-grill type (i.e. one that is not a solid plate) so that the wood can be exposed to the flame. Wood used here comes is usually in the form off of small blocks of a 3-10 centimetres square. It must be soaked in water before use.

If the wood or chillies to be used are small, we make up flat-bottomed wire mesh baskets (about 20cm square with sides 3-5cm high) to hold the prevent them falling through the grill. It also makes it a lot easier to move things around.

Kettle Barbecue

Virtually everyone is familiar with these barbecues. They were a must have item in the 80's and while their popularity has faded a little, they are still a great product to cook with.

We are considering only the charcoal ones here as we are not sure why anyone would bother with a gas one. If you want to cook with gas, get a hooded barbecue. While the charcoal does take a long time to cook meat (the main reason for it's popularity drop-off), it also imparts a great flavour that is unique to the charcoal.

Fortunately for you, if you still have one, they are ideally suited to smoking chillies.

Once the charcoal is burning, it is a simple case of putting wet chunks of your favourite smoking wood on the coals, put your chillies on the rack or in wire baskets (see above) and putting the lid on.

Commercial Smokers

Unfortunately I don't have access to one of these and we apparently can't afford one (something about clothes for the kids) - hence, I won't discuss them here.

Woods

To make smoke you essentially need to apply heat to wood, without setting it alight.

We've discussed the heat sources above, so now it's time to look at the wood.

There are a number of options available that are not particularly hard to lay your hands on.

* apple

* mesquite

* pear

* hickory

Are generally available at the bigger hardware stores (Bunnings & Mitre 10 in Australia & New Zealand) and barbecue stores (Barbecues Galore, K-Mart, etc).

We know a small producer here in Western Australia who smokes their chillies using jarrah. The convention has always been to use non-resinous woods as they impart quite an antiseptic flavour, yet these jarrah smoked chillies, while unusual, are quite acceptable. Those readers in the eastern half of Australia may like to try redgum - we'd love to hear how you went if you do ! Also, if anybody else has a different type of wood they use we'd love to hear about that too.

Whatever you use, there are a couple of things you need to know;

* if you are using a fish smoker, the wood needs to be in the form of saw-dust or fine shavings,

* if you are using a hooded barbecue or a kettle, the chunks need to be soaked in water for at least an hour before.

The Process

* Get your wood chunks soaking if that is what you are using

* De-stem your clean chillies and then slit them in half and de-seed. Most instructions tell you simply to put a slit in the chilli, however, once they are smoked they become quite leathery and it is a 'pain in the bum' to try and remove the seeds then.

* Fire up whatever type of smoker you are using. If it's a portable fish smoker you don't need much time as it heats up very quickly. If it's a hooded, pre-heat for 5 minutes, and if you are using a kettle, it will take 15 minutes for your charcoal to be properly burning.

* Put on your wood. In the portable fish smoker, scatter the saw-dust/shavings evenly across the bottom about 0.5-1cm thick. In the hooded bbq put the chunks over the open grill, and in the kettle, put them straight onto the coals.

* Put your chillies in. Whatever you are using, put them straight onto the rack or grill plate, or into wire baskets and then onto the rack/grill plate.

* Close the hood/lid and check them every hour. For the portable fish smoker, you may want to check them every half hour for the first couple of hours to get a feel for how they are going (it's a small unit and cooks a lot faster).

* Replenish wood if necessary.

* Cooking time is in the order of 5hrs for the portable fish smoker and 6-8 hours for the other two when using jalapenos Cooking times will decrease for thinner fleshed varieties.

* You may find that the chillies will not go totally dry. If so, you can finish them off in a dehydrator, oven, or outside. See our dehydrating page or our air-drying page if you are not yet familiar with these techniques.

* Fully dried smoked chillies can be stored for years in air-tight containers. Triple bagged, they can also be stored in the freezer, even if not totally dried out.

Pressure Treated Lumber

If you are building a deck, retaining wall or a swing set for the kids it is highly likely that your material of choice is pressure treated lumber.

Pressure treated lumber, if installed properly, should provide a 40 year useable life. However, there are some things about pressure treated lumber that you have to know, in order to obtain that life and not have your project fall apart in a few years.

To create pressure treated lumber, raw lumber is impregnated with two waterborne compounds that are copper based chemicals. The amount of copper basically determines the usage and all pressure treated lumber, sold in the US, is supposed to have a tag stapled to the end of the board signifying its pounds of preservative per cubic foot of wood product:

0.25 Above Ground

0.40 Ground Contact

0.60 Permanent Wood Foundation

2.50 Salt Water

Because the lumber is impregnated with Copper, the choice of fasteners becomes very important. When two dissimilar metals come in contact with one another a galvanic reaction is created, the outcome is that the materials corrode and disintegrate. The higher the levels of copper in the lumber the faster that the corrosion will occur.

Although most people realize that they must use corrosion resistant fasteners and connectors many do not consider items such as flashings and light poles that are also in contact with the pressure treated lumber. Of course the best metals to use for fasteners, flashings and anything else that comes in contact with the deck is stainless steel or copper whenever possible. Stainless steel is expensive and copper is not conveniently available at your local lumber supply so the next best material is steel that has been galvanized.

Galvanized fasteners come in different grades (the thickness of the coating), better manufactures mark the box with a G rating. The higher the G rating, the more zinc used. You shouldnt use less than a G-90 rating and engineers are now suggesting the use of G-185. If the box is not marked it is probably a G-60 or less and this will not provide enough zinc coating to prevent galvanization from occurring. Cadmium plated nuts, bolts and screws do not provide any protection from corrosion whatsoever.

Some manufactures have created composite coatings for use with pressure treated lumber. Read the label on the box and make sure that what you are buying is suitable for the job.

Do not use aluminum flashing, deck flashing must be stainless steel, galvanized or copper. Aluminum corrodes very quickly when in contact with copper. This also means that metals items that come in contact with the pressure treated lumber must also be protected, items such as outdoor furniture, and barbeques should have rubber or vinyl feet or wheels.
