Hanging Drywall

Also called wallboard, gyproc, or plasterboard, it is used to cover interior walls and ceilings, and sometimes as an underlay for ceramic tiles. Composed of gypsum (calcium sulfate dihydrate) sandwiched between two layers of kraft paper, it has a fire rating of approx. 30 minutes, and offers reasonable soundproofing, especially when installed in two layers.

Hanging drywall can be fairly heavy work, but not overly difficult to master. It ranges from 1/4" to 5/8" in thickness, with 1/2" being the most common in residential work. The sheets are normally 4 feet wide and 8, 10 or 12 feet long, conforming to standard measuring increments, such as framing studs placed at 16 or 24 inch intervals.

Standard drywall sheets have tapered long edges and the shorts ends are squared off. One face is rough, and one face is smooth, for painting and papering. Water resistant drywall also has tapered edges, and is used for kitchens, bathrooms and laundry rooms. Use cement-based backer board under tub surrounds or ceramics, in tub and shower areas. Some drywall comes pre-finished in different textures, colors and patterns, and some are vinyl-coated.

Wallboard (drywall) sheathing has tongue and groove edges, and is used under exterior claddings, including masonry to provide water and wind protection.

Wallboard sheathing and water-resistant drywall will both sag if used on ceilings - use standard drywall on ceilings, and cover with alkyd primer to water-proof the surface.

Drywall must be carefully measured and cut, before fastening to wood or metal studs, preferably with special drywall screws applied with a drywall gun or a drill, fixed with a drywall "dimpler" to properly counter-sink the screws. Use Type W screws for fastening to wood studs, Type G for fastening one sheet to another, and Type S for fastening sheets to metal studs. The joints are finished with joint compound (mud) and tape (paper or fibre mesh). Outside corners are covered with a metal corner (drywall "bead"). A T-square and utility knife are used for cutting, and a drywall knife (a smooth, broad spreader) is used for applying the compound.

To estimate quantities, add up the square footage to be covered, and divide by the number of square feet in a sheet (eg. 32 for a 4X8 sheet). One pound of nails or 1/2 pound of screws will fasten 200 square feet of drywall. Have a friend help you with the heavy sheets, especially when hanging a ceiling!

Drywall is easiest to install and finish if you hang it sideways, although if your ceiling is higher than 8'1" you might be tempted to hang the sheets vertically.

CAUTION

If hanging sheets vertically, you will be screwing very close to the tapered edge, and if the framing is not perfect, your vertical joints might be weak, or not line up at all!

Maintaining a Yard is a Continual Chore

Most people think that maintain your lawn or yard is just mowing and weed whacking. This is a main part of the job, but there is so much more. Usually you mow and weed whack once a week during the growing season. Sometimes mowing twice is necessary. It is best to fertilize your lawn with weed and seed in the fall and spring. If you can't do it in the fall, at least get it applied in the spring. And this involves buying a spreader. It basically just pokes holes in your ground. This allows the ground to get air in it and keep it from compacting, as well as letting the fertilizer and grass seed bury deep enough.

Once you have fertilized, it is a good idea to spread some new grass seed out. They make seed for new and established lawns. The established lawn version just basically fills in bare spots and makes the grass thicker. The grass has to be a specific height before spreading the seed, and you have to keep it moist and do not run over it with a mower until it is well established. I have found this a yearly task.

If you have any sort of bushes in your yard, you will need to prune and fertilize them, as well. Any blooming bush should be pruned after it has bloomed. And you shouldn't cut too much off at once, or you can shock the plant. Different bushes require different fertilizers. Hydrangeas like acid, so they have a certain type, and then azaleas have their own. Make sure you rake out old leaves and breakage in the springtime, to let more air get to the roots.

Trimming trees is another big job at our house. We have lots of different kinds of trees. The river birch is a weak tree, so any force wind will knock limbs down. We constantly pick branches up. Keep trees trimmed away from your house. And limbs hanging over the roof can rot the roofing materials and siding material, as well as clog gutters, which leads to leaks. Keeping trees trimmed away from the house also keeps insects from invading your home. They like to climb through windows from trees, especially ants. Be certain that taking care of a yard requires more than a lawn mower! You will soon find yourself shopping for chain saws, ladders, and all sorts of yard gizmos. But once they yard looks its best, it is very enjoyable.

Wood Window Header Problem Solutions

As a building contractor it is my job to assemble the house to meet the specifications from the architect and the structural engineer. I do this by looking at the building plans and installing the specified lumber sizes. I can take it upon myself to install a larger size wood beam or window header adding an additional cost to the job of course. I don't think so.

It's not uncommon for a framing contractor that has an additional 5 foot scrap piece of 4 x 8 left over that he now has no use for. He can then choose to use the 4 x 8 instead of a 4 x 6 for the window header. This type of building is common and acceptable.

If the structural engineer calls out for 4 x 6 window and door headers do not take it upon yourself to replace the 4 x 6 with a 4 x 4. I have seen too many framing contractors or carpenters make an on-the-job judgment like this.

A good example would be a single story house with 2 foot wide windows that require a 4 x 6 window header. As the carpenter builds homes over the years he can come to his own conclusion that a 4x4 will work fine for this application. Again keep this in mind as a framing contractor and a carpenter you are assembling the home not designing it.

Do not change the sizes of any headers or beams.

A long time ago carpenters used a standard rule of thumb, you could go up two sizes larger than the window opening for your header. Let me give you an example of what I'm trying to explain.

A 4 foot wide window opening would require a 4 x 6 window header. A 6 foot window opening would require a 4 x 8 window header. This should give you an idea of what I mean by going up two sizes larger than the window opening to figure out the lumber necessary to use for your window header.

This rule of thumb does not necessarily apply in today's building industry. The reason for this is structural changes from earthquake damage. The structural requirements that are required for building a home require a lot more metal bracing and strapping. Therefore some of the lumber requirements for beam sizes and window headers will be different.

This message is for general contractors, framing contractors and carpenters. When installing a window header and you take it upon yourself to change the size you also assume the responsibility if the building fails. This type of mistake is common and you guys know what I'm talking about.

It's not worth it. Keep in mind you are the assembler and not the designer of the building you are working on.

Small Business SBA Loan Info - Is Anyone Out There Making Loans? Will the Federal Government Bailout

In the first two articles we talked about the prospects of small businesses finally receiving needed capital and some of the sources you can turn to. So assume you have selected a couple of smaller SBA lenders and are now ready to give your pitch. How do you present yourself? What information or documentation should you furnish? Let me tell you it is not going to be easy. Here are some suggestions to soften the blow:

Don't be intimidated. For some reason, people are naturally fearful of meeting bankers. Maybe it is the fact that their personal information will be disclosed or the prospect of rejection. Or simply that their whole livelihood may be at stake (Thanks, Sue, that really gave me a comfort level). Don't be that way. Take the mind set that they are in business to help you. They don't really have ice water in their veins (well, maybe lukewarm on a good day).

Dress appropriately. Unless you're a lawyer or planning to go to a funeral later on, you don't have to dress in a business suit. That's all pass. Business casual is fine, with a clean, well manicured look. That's right. First impressions are everything. In other words, look the part. One of the best impressions I ever received was from a large building contractor who showed up in his company truck with a well-pressed uniform (and company logo) he and his employees use, complete with tools and a hard hat. Well, maybe drop the tools. He just looked like a busy successful contractor.

Leave the hype behind. Bankers absolutely hate the used car sales mentality. You're not selling to one of your customers (Ooch, that hurts). Quiet and understated is good. Stop waving your arms.

Brief and to the point. Heck, they are not making loans anyway and have nothing better to do. Come on--you know that's not true. They like you to get right to the point. And remember actions speak better than words. Talk really is cheap to a banker.

Bring a business folder. I will never forget one meeting I had with a prospective lender in which they brought a well organized business folder (I loved the tabs) with the initial business plan, current financials, and a budget. I didn't ask them to bring it since it was the introductory meeting. This will really impress them. This does not mean you will be turning over the file at the first interview. Let them glance over the file briefly but then find out exactly what they need and tell them you would like to spend a little bit of time putting it in the format they are requesting. Showing you are organized is a good thing.

Meet in person and not by phone. There's no way you can find out if they are interested in loaning you money by phone: "Absolutely, come on in, we'll be happy to discuss it with you." Now that really told me a lot. As far as I know they're only interested in opening up a new account. There's no way you can find that out by a phone call. It disguises their true intentions. It's much harder to bluff in person. That way you can look them in the eye and ask if they're really planning to loan money.

Ask the tough questions. Don't be afraid. You can do it. The typical prospective borrower simply asks their terms, amounts available, and how long it takes. This tells you almost nothing. Here are some better questions: 1) Do you typically loan to small businesses in the same industry as myself? Are there certain industries you stray away from? 2) I'm looking for a bank that specializes in helping small businesses. Are you one? 3) How many small business loans have you personally made in the last 30 days (say this is politely because you're hitting them right between the eyes). Were they unsecured? What were the range of loan amounts? 4) Has your bank held off any in making loans because of the credit crisis? 5) I'm a big boy/girl and you can tell me like it is. Is your bank really making business loans at this point? 6) Are you making unsecured loans at this point? If so, tell me exactly what my qualifications should be? 7) What credit score should I be have? 8) Can you tell me exactly what procedures will be followed after my application, including how long it takes? 8) If you require real estate equity, will it have to be 100% backed by real estate? Will you take trade fixtures and equipment? 9) What debt to equity should I expect (for example, if it is 75%, that means if you have $100,000 in home equity, you would only be able to get $75,000), 10) Are there any special problems or concerns I should know about because of this tough economy? 11) What amount of positive cash flow should I have to support the loan?, and 12) What kind of personal and business financial documents will I be preparing?

Examine your credit report before the interview. Get a recent copy of your credit report at www.annualcreditreport.com. Give the banker a summary of your situation. They're not interested in long stories: "Yeah, my mortgage company was taken over by ABC and they didn't even let me know. I usually get my mail on the first of the month and found out two months later that I was sending it to the wrong place. You know I call this woman in the bank four different times and she told me four different stories. I then talked to her supervisor and he said . . . So I wrote a letter to.... And followed up with a conversation to ... And that was when I was transferred to ... But then I wrote the Better Business Bureau and they said. . . Alright already. We get the point. Don't be so defensive. Be prepared to tell them, short and sweet, the following issues:

1) how many credit cards or other revolving debt you have, and the approximate limits and balances

2) loan balances on your mortgages and the conservative fair market value of your home

3) unsecured loans or lines of credit previously taken out

4) the total amount of debt that you owe

5) the approximate amount of your assets

6) current credit score (that's right, you have to pay extra through Experian to get this, but it is worth it).

Talk to the right person. This might be difficult. You could very well be talking to a lower level person that will have nothing to do with a decision on your loan. Before the meeting, very professionally ask if you can talk to the person who would be primarily making the decision.

What you will use the money for. Bankers love to know precisely what you will be using the money for and how this will increase your income. Simply telling them that you need to expand or use it for cash flow needs is like whistling in the wind.

Talk past performance. Remember, talk is cheap for the future. Everyone claims that they will make millions next year. A banker is more interested in the actual historic figures the last few years.

Positive cash flow. There are some loan programs, such as the SBA Community Express Program that only ask about gross income. But other programs will require your net cash flow. Be prepared to describe it.

Positive, positive, positive. Bankers only want top hear the positive, not the negative. They all know that you need money. But you have to play the game. It is the kiss of death to use such phrases as: "I could really use the money now", "We need this money quickly because of cash flow needs", or "Our business is at a point if we don't receive this money, it will jeopardize its success" (That really shot yourself and the foot). Whatever you do, never used such words as "desperate", "trouble", or "needed it now", even if it is true. Instead, talk in terms of expanding your business to make more income.

They love budgets. It shows you are the type of person who has spent the time to map out future success.

A new bank is OK. Some people think the only chance they have is to make an application with their existing bank they have had for ten years. Wrong. That's no guarantee if they're not interested in loaning. In fact, a new bank might be even more interested because they needed new business and your new business account. Don't be afraid to go to a new bank.

Dog Creates Remodeling Nightmare

How many homeowners normally leave their dog in the backyard or they have full time access to the backyard through a doggie door. You're probably wondering how can a little dog create a remodeling nightmare for any contractor.

This wasn't the case this dog was a large Labrador retriever and tore up everything in the backyard constantly. The house remodel we were working on was a two story room addition over a single story house. This job lasted around six months and the dog was a daily reminder of how much attention a large dog actually needs.

Let's start with the first item of value the dog actually destroyed. It was my favorite tool bags of course that I have taken care of for over five years and deeply appreciated the fact that they were broke in just the way I wanted them to be. Kind of like a baseball mitt that doesn't quite fit right because of how stiff it is until you break it in.

While the homeowner of course apologized and never even offered to replace them. Oh but after that he did mention never to leave anything lying around in the backyard. Lesson learned of course and never forgotten. Well to make a long story short this large dog could chew up tools, lumber, plumbing pipes, electrical wire and was even able to destroyed the plywood fencing we would use to keep him away.

I'm going to stop right there with the remodeling nightmare created from this dog in hopes that other contractors can learn from my valuable lesson. As a contractor you should never assume that a homeowner will replace any damaged or broken tools and materials.

As a homeowner with a dog reading this article, think about having a place to enclose the dog if necessary while remodeling work is done on your home.

I love being around dogs and other animals but sometimes a problem like this can make life extremely miserable for both parties.

Steps to Replace a Septic System - House Repairs

For those non-city folks that rely on a septic system instead of a city sewer, having a failed septic system is a major headache. It is amazing to hear the horror stories, as well as, the vast amount of mis-information being circulated about septic tanks, leaching systems, septic system repair costs, etc.

With over 30 years of experience in the design engineering of subsurface sewage disposal systems, commonly called "Septic Systems", I've prepared this easy to follow 12 step outline as a guide in replacing a Septic System. There is one very important pre-qualification before you start, you need to retain a qualified professional civil engineer or registered sanitarian. I have to stress the word "qualified", unless you want to enjoy being the leading role in the next release of "Horror Stories from the Leaching Field". Take the time to do a little homework, such as going to your local Health Board office and asking what civil engineers are designing septic systems in your Town and whose design plans are typically approved without having to be sent back for corrections and revisions. Once you get a few names, do a little research on the web, Better Business Bureau, etc. Then you should contact these civil engineers and talk with them about your problem septic system and ask for a written proposal that will outline the tasks and costs. Just like you wouldn't eat a rotten piece of fruit, if you don't have a good feeling about a particular civil engineer, then do not hire him!

Now you are ready to go forward with the 12 steps.

1. A test application is submitted to the local Health office (some States, like Rhode Island, control the testing, etc. so the application would have to go to a State agency.)

2. You hire an excavation contractor to dig the test holes. If you do not know a local excavating contractor, then your engineer should provide you with a few contact names. (FYI - by hiring a contractor for the test holes, you are not making a commitment or obligation to hire him to install the replacement septic system.) This excavation contractor will need to follow local / state safety regulations (such as obtaining a "dig-safe" number and having the underground electric, telephone, CATV, gas, etc. located before the test holes are dug.

3. The engineer coordinates with the Health Agent, excavating contractor and you (the client) to set the testing date.

4. The engineer performs the official deep hole soil evaluation and associated "perc" percolation testing. Soil samples may have to be obtained and taken to a lab for further testing. The engineer prepares the official forms (soil logs) and submits a copy to the local health office and to you.

5. The engineer performs a limited existing conditions topographic "topo" survey of your property where the replacement septic system is proposed. (FYI - Unless you have a small lot or do not know where your lot lines and/or lot corners are located, you typically would not need to have your property line surveyed.)

6. The engineer uses the results of the soil evaluation, perc. testing, topo survey in combination with the current and anticipated building use (number of bedrooms, garbage grinder, etc.) and State / Local Sanitary Codes to design a replacement septic system for your property.

7. The formal design plans (with the original seal and signature of the professional civil engineer) and construction permit application are submitted to the local Health Agency for review and approval.

8. The engineer provides you with additional copies of the design plans for you to submit to licensed contractors to obtain a price quote / bid.

9. Once you have selected a contractor, he coordinates with the local Health Agency (to obtain the permit) and the engineer, prior to starting the work.

10. The Health Agent visits the construction site as the work progresses to observe and confirm Code compliance.

11. The engineer, in most States, must visit the construction site to observe the critical construction stages, make measurements and prepare a formal plan showing the completed "as-built" septic system. The engineer submits a copy of this plan to you and the local Health Agency along with a signed compliance statement. Some States also require the contractor to sign and submit a compliance statement.

12. The local Health Agency reviews the "as-built" plan, etc. and issues a "Certificate of Compliance" which signifies that the replacement septic system as installed is in compliance with the State and Local Sanitary Code.

One other item, if you have wetlands on or near your property and the anticipated work will be within 100 ft. of these wetlands, then additional permitting will be necessary before you can have the replacement septic system installed.

Do You Have Drainage Or Grading Problems in Your Landscaping?

Drainage and grading problems are a common issue faced in every landscape. I have witnessed many situations where plantings failed, basements flooded or lawns turned into mud puddles due to improper grading or soil settlement. Correction of drainage and grading problems during the initial phases of landscaping is crucial for a successful garden.

Plants require air exchange within the soil for healthy root development. Soils which are waterlogged lack oxygen and can cause root-rot and the decline of otherwise healthy plantings. A common mistake is amending the soil within the planting pit and/or setting the plant too low in the planting pit. The planting pit will collect water and the roots can potentially rot. A better solution is to rototill soil and add compost and/or topsoil to raise the entire bed area four to six inches. This allows the roots to develop in a well-drained medium.

Poor grading around the house can be troublesome. Settlement around the foundation can cause water run-off to pool against the walls of the house. Over time, the water can make its way through the basement walls causing water damage and mildew to grow which is a source of allergic reaction for many of us. If puddling or erosion near the foundation walls are apparent, an inspection from the top down should be the first action. Are the gutters in disrepair? Bent, corroded or misaligned gutters can leak badly during rains. Gutters can pull away from the house trim and can allow water to runoff behind them. Downspouts can become blocked with leaves and debris causing water to fill up in the gutters and overflow into beds. If splash blocks are in use, are they sloping away from the house? Many times, I have seen settlement of splash blocks with turf or mulch damming the water and causing it to empty back against the house.

Next time it pours, get your umbrella and make an inspection of your gutter system. The results may surprise you. Having corrected gutter/downspout problems, the next line of defense may be to raise the soil level near the house. A good rule of thumb is to raise the soil to achieve a 5% slope away from the building line. Of course, soil should not be raised too near to siding to prevent termite problems. If serious water problems are present, a thorough inspection both inside and outside of the home is warranted. Waterproof membranes applied to the foundation, extensive drainage systems or major regrading may be required. Remodeling Your Home In Carlsbad

What you are thinking about remodeling your house and you live in Carlsbad. Let me give you some advice about some local contractors and some of the people involved. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.
As a home owner you don't think you are paying Service Magic because all you do is fill out a simple form giving some information about yourself.

I found out that Service Magic sent all four of these contractors my original information. Each contractor then had to pay 55 dollars each to Service Magic for a total of 220 dollars. All I have to say is how are they getting away with charging this much money for sending a out a simple referral to these contractors.

The contractor unfortunately passes this expense on to his customers. You as the home owners end up paying these fees as a cost of doing business with them. Some contractors think this is a great way of doing business but you might think differently in the future if you start paying over 100 dollars for a simple construction referral.

Inspecting Your New Home

So you finally got the call that you've been waiting for several months to receive. You're new home is finally complete. Over the past year, you've gone through the motions of building a custom home. You selected a floor plan, options, upgrades and made customizations. At the same time, you dealt with banks, mortgage and insurance companies, all of which collected money from you but gave you nothing in return, yet. Now, after all the chaos, you're builder is ready to hand over the keys to you so you can move and start enjoying you hard work.

Before you do, take time to thoroughly inspect the property. Building a custom home can be overwhelming experience. Take time before moving in to make sure everything is up to par. Having mistakes, flaws and forgotten options fixed after moving in is much more difficult. Here are some common things to look out for:

Options - Take a copy of your contract and walk through the house making sure that all the options, colors and styles you chose ended up being installed. This sounds like an obvious thing but these mistakes can sometimes go months without being noticed.

Electrical outlets - Test every electrical outlet and switch in the house. Go from outlet to outlet and make sure all are working correctly. Don't assume that, just because one outlet in a room is working, that all outlets are working. This will take about 30 minutes in most homes.

In areas where the carpeting touches tile or other flooring, walk along the edge. If it feels like thorns are under your feel, it usually means that you're felling the small nails used to install the carpet. There's an easy fix for this that your builder can do for you.

Most homeowners don't notice many of the imperfections in their new home until moving in. This usually happens because they don't do a thorough job inspecting, or are put under pressure during the final inspection. The best way to inspect a home is to use it as you would when you move in. Here's what you do.

First, sit on the toilet in each bathroom and look around. You'll probably spend a fair amount of time in this position so make sure you like what you see. Are the counter tops in the bathroom level? Does the tile on the floor and in the shower look even? Does everything else appear to be in order?

Follow this same logic and apply it to each room in the house. Think about how you will use each room and pretend to do so. Go into the dining room and sit in a chair. Again, look around the room and make sure everything looks in place. Go to the kitchen and open every cabinet door and drawer. Make sure the refrigerator door opens all the way, etc.

The advantage to doing a thorough inspection of your new home before moving in is that you can have the builder fix everything first. Once furniture, moving boxes and kids are in the house, small repairs can become a big deal. Save the stress and get everything right before you move in.

A Prefab Home is Not What You Think

When you hear prefab, do you automatically think a trailer on wheels or a mobile home? Does your mind tell you substandard or cheaply built? You are not alone.

I hear it all the time when people ask me if we are a prefab Company and I tell them yes. I also ask them what the word prefab means to them. Let me explain what it really means.

Prefab is explained in Websters dictionary as a prefabricated building or structure. If you also break down the word you see the prefix of pre which means before like pre-1960 in history. The word fab means to assemble or fabricate. So if you really break it down, prefab means to build something ahead of time. So lets explore this.

If we are talking about a building or structure, it can mean dozens of applications but let us concentrate on the 3 most common building types that are prefabricated, namely panelized homes, modular homes and manufactured homes.

Panelized homes are basically taking a stick framed home or building and pre-framing the wall sections, usually in a enclosed building, and sending our the walls in panels to the website. The walls generally do not include wiring, insulation or drywall and therefore are called open panel walls. Most if not all panelized wall sections are sheeted ahead of time. The benefits are numerous over stick framing and can include less waste, more accuracy, no delays for weather and allow you to frame a typical home in sometimes half the time as stick framing. The added bonus is the banks consider them stick framed for owner/builder loans. The drawbacks are usually reluctant framing crews who want to stick frame instead, you still need to hire a Contractor or coordinator as the project still has to be completed to turnkey.

Modular homes are getting more popular these days and for good reason. They are built to the same standards as a regular home in your neighborhood and even exceed the quality in some instances. A modular home is typically assembled in a large enclosed facility and would come out in @ 5-7 sections, ready to be craned together on site. Modular homes have most of the structural done ahead of time and allot of the finishing like drywall, already attached. Plumbing, electrical, heating chases are already in the walls and are finished being installed on site. It can take 30 or so days after assembly to finish the drywall, add cabinets, flooring, plumbing fixtures and any exterior finishing that needed to be completed. Obviously the benefits are that most of the work is done ahead of time and the fast completion time once on site. Most, if not all, modular Companies have crews available to complete your home. The drawbacks are restriction on design as this style of fabrication usually requires a gable roof in order for the structure to come together. They can cost more per square foot, once completed than a conventional build and you may be restricted on finishing choices. Keep in mind that Modular projects require 5-7 loads by a truck so shipping can be prohibitive the further away from the plant you are and access to your building site can be an issue. It may be prudent to check with your Bank and land use to confirm their policies on Modular use.

Manufactured or mobile homes are not what they used to be. Gone are the days of 2x4 exterior walls and little or no insulation. They too are prefabricated in an enclosed, environmentally controlled facility and most are now constructed of 2x6 exterior framing and conform to local building codes. The styles are allot more appealing and vaulted ceilings as well as a stylish master ensuite in not uncommon. Manufactured homes predominately come in 2 sections, already completed, including cabinets and flooring installed and can be set up and finished out in 2-3 days. The other benefits are you order a home and all you have to do is wait for it to show up and all manufactured home dealers will quote setting up on your site so you just move your furniture in.

The restrictions to manufactured homes can include plan selection, access to site, bank policies as well as whether you can put this style of prefab structure on your land. Some cities and Counties do not allow them in certain areas. Manufactured homes have been known to depreciate in value but not in all areas. Check with a Realtor or Dealer to get the facts.

Here's a word of advice for any contractor, Carpenter, handyman or homeowner that is planning to remove an interior wall from your home or someone else's. Beware of removing interior walls, to eliminate your fears of the house collapsing. Some of the interior walls inside of the house are important structural components of the building.

Some of these walls hold up floors, roofs and other loadbearing sections that could create safety problems within the structure of the house itself. This is an area where an expert with framing skills should be consulted. What is the definition of someone with excellent framing skills? Some one with at least 10 years as a master framing carpenter.

My home building experience consists of three decades for over 30 years of assembling some of the most difficult sections of a home. During these years I have seen damage done to houses from removing structural interior walls. Most of this damage could be repaired with a little structural engineering. Some of the damage could not be repaired and caused other damage to different sections of the house. The damage caused in some cases to the floor and the roof framing had to be completely rebuilt.

I'm not telling you about every single thing I have ran into but you would be surprised if I started to make a list of all the homeowners and professionals in the building industry or home selling and buying business that contacted me to remove a structural component of a building. There have even been a few of these people that told me everything was going to be okay just go ahead and remove the structural building component.

Needless to say I would leave these people very irritated but I'm sure they found someone to do the job. The bad news is I was normally the person they would hire to go back and repair the damaged building after these people were gone and out of business. There have been cases where people have removed an interior walls against my better judgment and over the years of driving by in these homes I personally got to witness the structural damage that was occurring on the outside of the house.

I have no idea what the inside of the house looked like but could only imagine. My advice again when removing interior walls is to hire an experienced contractor or at least get some advice from an experienced framing carpenter. This does not include your basic know it all that has basic construction experience like your father in law, parents, friends, golfing associates or people you work with that tell you not to worry about it, just do it, everything will work out just fine.
