So, what do you get for your hard earned cash? Hopefully, just piece of mind, and it is money down the drain. Most people aren't sure what is covered by home buildings insurance and what is covered by home contents insurance. Here is a summary but remember, it varies with different insurers and it is wise to check with the insurer or better still use a broker who knows what he is talking about.

Home buildings insurance covers the main structure of your home, the garage, and outbuildings, (although sometimes only if they are listed in the deeds), for the cost of rebuilding. Usually so is everything else; walls, paths, drives, patios, terraces, fences, hedges, and gates - even tennis courts, swimming pools and ornamental ponds, but watch out for exclusions as they can be difficult to spot in the small print. Many people now have solar panels and wind turbines, they're usually covered too, as are your fixtures and fittings. Inside the house a good rule of thumb is: If you turn the house upside down and it stays put, it's covered under the home buildings insurance.

Other things to look out for:

Some providers need a re-build cost of the property, others use a notional cost of say between 300,000 - 500,000, which is usually adequate, and others use an unlimited amount. Don't be fooled into thinking unlimited is best, that doesn't mean they will give you a blank cheque!

  • Some charge extra for monthly Direct Debit others don't.
  • You often will get up to 20,000 for alternative accommodation.
  • You would usually get cover for fire, storm and flood damage.
  • Cover for subsidence or heave of the land your property stands on. (Normally there is a 1,000 excess for this).
  • You get a no claims discount, if you don't claim. Always think carefully before making a small claim, after the excess and increased premiums the following year may cancel it out or even make you worse off.
  • You can often get an additional discount on buildings and contents insurance if you buy them together.
  • It also covers any permanent fixtures in your home like built-in wardrobes, kitchen surfaces, taps, basins, baths and showers.
  • If your house was built before 1800, is not of "Standard construction" (i.e. brick walls and a tiled roof) or is listed then you will need special advice and insurers as normal insurers won't touch them.

What causes the damage? You are usually covered for the following conditions:
  • Fire, smoke, explosion, lightning or earthquake.
  • Riots, civil commotion, labour and political disturbances or strikes.
  • Malicious damage or vandalism.
  • Storm or flood (If you have claimed for flood damage, don't cancel, you may find it difficult to get covered again).
  • Impact or collision.
  • Escape of water or oil.
  • Theft or attempted theft

If the property is going to be unoccupied for more than 30 days then check with your insurer as it increases their risk. Wet or Dry rot is not covered. Pollution from outside sources is unlikely to be covered. If you are doing structural work to your property then check the builder has insurance, your home building insurance will not cover you if the house collapses!

Types of Foundations - Home Repair Advice

When deciding on which type of foundation (basement, crawl space, or a slab) for your new home, there are many different factors to consider. In some parts of the country full basements will be the norm (most common in the north), while others will have slab foundations (most common in the south) and still others will have crawl spaces (most common in the central regions). Many people, because of local soil and groundwater conditions, often have only one or two options when it comes to house foundations. In certain places, constructing a full basement means blasting through solid rock. In other places, the ground water table may be lurking just a few feet below the surface limiting these folks to a simple slab on grade.

Keep in mind, that if you are planning a crawl space, and all of your neighbors have basements, your house may be more difficult to sell unless you are prepared to lower the price. This is simply a value/price perception issue since many people feel that having a full basement gives them more room even if it is used only for storage purposes. And of course, the potential is always there for someone to finish the basement and add extra living space at some time in the future.

The concrete slab choice is attractive to builders because of its relatively low cost. Excavation is kept to a minimum and the construction schedule can often be accelerated. The day after the slab is poured, wall framing can often begin. But slabs come with some negatives. Typically, plumbing drainage and water supply lines are buried beneath the slab. If something goes wrong or a leak develops, repairs can be costly. Heating or cooling ductwork buried underneath the slab (not recommended) can sometimes fill with water during wet seasons. Should this happen, fungus can form and spores might be blasted into the home each time the HVAC starts up. Thermal conduction issues are always present. Slabs poured in colder climates can conduct cold back into the house unless special precautions are taken when built. Homes built on slabs often offer little protection during tornadoes or hurricanes, unless a special masonry or concrete safe room is built within the house. These safe rooms can be designed as a large walk-in closet.

A crawl space foundation is a step or two above a slab foundation. Generally speaking, a footing needs to be poured and short foundation walls are built to support the home. Crawl space foundations allow you to install plumbing and HVAC systems so that they are accessible. The floor system over and the foundation walls inside of the crawl space almost always need to be insulated. A vapor barrier must be placed over the soil in the crawl space to control moisture, preferably one that is sealed at its seams & to the foundation walls. If this vapor barrier is missing, water vapor will readily travel up into the wood floor system and then into the house. This water vapor can cause severe mold problems. Homes built over crawl spaces offer minimal protection in severe weather unless you can install a floor access door in a closet that allows quick entry into the crawl space, assuming there is sufficient clearance.

As for basements, ask any homeowner who has a dry full height foundation and they will often tell you they would never be without one. The cost per square foot for this bonus space is often a fraction of what you pay for the living space stacked above it. If you do an actual cost analysis of a full height foundation versus a crawl space, you will find it costs very little to upgrade to the full foundation. Typically, full basements make a house more attractive to potential buyers.

A full foundation offers superb protection in the event of severe weather. It is not difficult to keep basements dry, even in extreme wet weather. The builder simply needs to install a proper drainage system around the perimeter and to apply a real waterproofing material such as synthetic rubber or liquid asphalt that has rubber additives. These materials can bridge small hairline cracks that might otherwise leak water. If you intend to finish off the basement space at a later date, be sure to install a true waterproofing material not the traditional hot asphalt damp-proofing spray.

If you can afford the extra cost, ask your builder to consider extra height foundation walls that allow you to have a clear ceiling height of eight feet or more beneath any and all beams that support floor joists, so that finishing the space at a later time will be easier and provide proper ceiling height.

Creating your own electricity and generating your own power has always been one of my dreams. Having a self sufficient home, not only a house that takes care of itself by generating its own electricity through windmills or solar panels but the satisfaction knowing that no matter what happens to the electrical companies you will always have electricity at your home.

Creating our own electricity can also be used for electrical cars that can be purchased in the future. Think of the money you will say in fuel costs as the price of gasoline continues to increase as well as less pollution into our environment.

What is the most cost effective way of building stairs? Why do the tract homes use on site methods of construction? When you think of a factory assembling a product on a assembly line you think why not a home. Why do they still build homes on lots or residential home sites?

If homes could be built in a factory cheaper than on site that is exactly what every home builder would be doing. They just haven't quite figured it out yet. When dealing with the large amounts of materials required to build a house and of course the expense of shipping. This is the biggest problem with cost effective stair construction. Most prefabricated stairs you will notice are spiral stairs. These stairs are smaller than most stairs that are used for multi level construction.

There are other prefabricated types of stairs that are built locally and the shipping usually is not a major expense. If you are building a stairway that is not to difficult to build for the average carpenter it will normally be cost effective to build the stairs on site. This would require having the carpenter build the stairs as part of the rough framing and then after drywall have the finish carpenter build the stair handrail system.

Windshield Chip Repair Dos and Don'ts

Before you get your vehicle to the auto glass specialist or call your mobile windshield repair provider, here are a few tips for ensuring your safety and your vehicle's functionality.

Do:

- Protect against dirt. Dirt that gets into a crack or chip can make it more difficult or even impossible to repair. If you will be on the road or parked on a street, it might be best to place a small piece of clear tape over the point of impact. However, if this tape gets in the way of your line of vision, be sure not to drive with it on.

- Stay away from the sun. Park inside a garage when you can and use a protective windshield covering when you can't. If you let heat build up inside the car while you park, you might weaken the windshield and cause the crack to grow.

- Talk with a certified windshield professional. Your technician should be able to provide you with the easiest and safest solution.

Don't:

- Use your defroster on high. Extremes in temperature are never a good thing for a cracked or damaged windshield. If you live in an area where you are required to use your defroster regularly, gently warm up the car over a period of time. It's also best to find a mobile windshield repair company that can do your repairs as soon as possible.

- Jolt your car or windows. Try to avoid slamming doors or shutting doors with the windows all the way up. Creating extra pressure inside the vehicle in this way can cause the crack to spread.

- Wash your vehicle. As with dirt or other debris, water in the damaged area can cause your windshield to crack further or even make it impossible to fix using traditional windshield crack repair techniques.

- Ignore the damage. While small chips or cracks might not seem like a big deal at first, they can spread or otherwise sacrifice your vehicle's structural integrity. For maximum safety and compliance with the rules of the road, get your windshield repairs done right away.

Flat Rate Auto Repairs Explained - Automotive Repair Costs

Auto repair costs at a shop are basically comprised of labor and parts. Labor is typically calculated based on a standard "flat rate" estimate. Flat rate labor guides estimate labor time down to the tenth of an hour. For my example, if a starter for a specific vehicle pays 1.2 hours to change, the labor cost will be determined by multiplying the time by the shops labor rate, lets say the shops labor rate is $90.00 per flat rate hour (1.2 x $90.00=$108.00). Keep in mind that labor times can vary greatly depending on the year, model and engine size. Also automotive repair shop labor rates vary at each shop and from city to city. Labor time does NOT take in to consideration the requirement for special tools, experience or lack of.

Flat Rate or Actual Time

If the actual time it takes to repair the vehicle is LESS or MORE than the estimated flat rate time, the customer still pays the flat rate amount. More experienced auto technicians and techs with time saving tools can most of the time beat the flat rate time (AKA book time). The technician, if paid by flat rate has an incentive to do the job fast and correctly. If he makes a mistake and has to do the job again (commonly called a comeback) he does it the second time for free! Also keep in mind that a flat rate technician does not get paid time and a half for over-time, or for standing around waiting for work or parts. It's necessary for the technician to be productive and make up for this lost time by learning from his experience and buying tools that make him more efficient. Tools with exception of larger shop equipment items are usually the responsibility of each mechanic to purchase individually.

Parts Cost

The cost of the parts to fix the vehicle will depend on the deal the repair shop gets when they purchase the parts at wholesale, if they are new or rebuilt and how much their profit margin is. The typical markup is 30 to 40%, although this may vary. Yes, some money may be saved by shopping around and buying the parts directly, but most shops won't install parts provided by the customer. Also as far as the warranty goes, if a part fails that the facility provides, the shop will be responsible during the warranty period. If a part fails that was provided by the customer to the shop, the customer would be responsible for paying the labor all over again and handling the warranty replacement.

I personally would prefer to have a knowledgeable technician work on my car and repair it faster than the book time as opposed to having a less experienced tech work on my car longer to achieve the same results.

Tips for a good auto repair shop experience.

  • Choose a shop that has a good reputation.
  • Ask to inspect the old parts, ask what has failed or worn.
  • Talk to the technician when possible to eliminate a break down in communication.
  • Ask for a discount, the worst they could say is there is they cannot provide one.
  • Have a written estimate on large repairs.
  • Test drive vehicle before paying if possible.
  • Choose a shop that specializes in the type of vehicle make.
  • Consider if you prefer a national warranty or not.

Energy Performance Certificates - Are They a Waste of Energy?

When EPC's were first launched for HIPS, many people in the Property Industry were of the mind that:
a) they are pointless and purchaser's or tenants won't look at them
b) just another hassle for Estate Agents, Vendors and Landlords to get over and
c) adding more cost the Homeowner.

Of course, this is only my opinion however, I would suggest that these thoughts are shared by at least half the UK population!

What are EPC's really all about? Do we really understand what the Government is trying to achieve. The answer I guess would be... no.

Direct.gov.uk states that "Buildings produce nearly half of the UK's carbon emissions! That's almost twice that of cars and planes. The way a building is constructed, insulated, heated, ventilated and the type of fuel used, all contribute to its carbon emissions."

If you think about it from a global perspective, the daunting facts about global warming is a serious issue and it is about time someone starts to act on it! Having done a little research into our current climate changes, my opinions about EPC's have changed, or at least, I try to see them from a different perspective.

The only difficulty now, is trying to change the perception of the Industry to actually act on the EPC's rather than seeing then as another "Tick in the Box" when renting a property.

A couple of facts regarding EPC's:

Energy Performance Certificates (EPC) are now considered mandatory for all property to rent as from the 1st October 2008.

The Energy Performance Certificate (EPC) was introduced to provide Landlords with property to let, Home Owners, Tenants and Buyers of property with information relating to the energy efficiency of a property. The property will be graded on its standard energy and carbon emission efficiency and will receive an energy rating grade from 'A' - the most efficient through to 'G'. A grading of 'D' will be an average rating.

What do EPC's mean for Landlords?

Landlords will be able to make changes to the property to let based on the recommendations of the EPC report. The report will include information for the Landlord such as:

suggested improvements (such as fitting loft insulation)
the approximate cost of such improvements
possible cost savings per year if the improvements are made
how this would change the energy and carbon emission rating of the property

Landlords can use this information to:

Encourage Tenants to rent property based on potentially lower fuel costs
Cut your own fuel costs or standing charges for vacant properties
Improve energy performance in your house or flat to rent
Help cut carbon emissions from your property

Landlords are not required to act on the recommendations suggested from the report however, in order to promote the attractiveness of a property to let, a more energy efficient property should encourage price conscious tenants to make further enquiries.

All Landlords who rent property will be required to make the EPC available to prospective tenants the first time you let a property after the 1st of October 2008.

An EPC is only required for a property which is self-contained, and will be valid for 10 years.

An EPC is not required when a tenant rents a room and shares facilities.

What do EPC's mean for Tenants?

The energy efficiency of a property to let is measured by using the same calculations for all homes, houses and flats to rent. This allows Tenants to make an informed decision when they come to selecting a property to rent. A higher energy efficient property may be cheaper to run when calculating the cost of heating and fuel bills.

As a tenant, if you are interested in renting a property then an EPC must be made available to you free of charge by either the Landlord or the Letting Agent.

An EPC is only required for a rental property which is self-contained, and is valid for 10 years.

An EPC isn't required when you rent a room and share facilities.

Who is required to have an EPC?

The EPC is required by law when a building is constructed, sold or put up for rent.

EPC's only apply to England and Wales. Northern Ireland and Scotland are producing their own regulations.

When we work for ourselves, it may seem that those around us feel our time is limitless that we can somehow manifest more hours in the day than they can.After all, we are in charge of our own schedules and not bound by an employer's time clock. What can be especially troubling, however, are the sacrifices we find ourselves allowing to make up for lost work time.

Time Termites

I often refer to these distractions as Time Termites.In other words, people and things that nibble away at our work time. We don't always know how dangerous termites can be until the damage is done. It is the same with Time Termites that may potentially harm your productivity.'

A few suggestions on how to best handle the Time Termites:

Hire a virtual assistant to screen telephone calls.

People generally prefer to hear a live voice on the other end of the call.Think a virtual assistant is too expensive?Look at it this way:For every fifteen minutes you spend on the phone, you have lost 25% of a productive hour you had available to work.

Shut the ringer off on your phone and send everything to voice mail

Yes, turn the ringer off. When we're truly working with focus, we cannot drop everything and chat. Change the voice mail message to let the caller know when you'll be returning calls.
This may help to alleviate those callers who telephone repeatedly hoping to catch you 'between things.'

Put an auto responder on your e-mail and create rules in your in box

Most of us have a tremendous number of e-mails to sift through and simply sorting and deleting these takes more time than most of us realize. Even scanning through 600 e-mails at a mere minute apiece is a great deal of time to sacrifice during a work day.

Lock your office door or otherwise establish that you are unavailable

A client of mine has a necktie that he places on his office door at home to let the family know that he is not to be disturbed."Daddy is working," is the message the tie conveys he says."I may not wear a tie to work, but my toddler understands that the tie on the door means business."

Kill the commercial radio

Having music in the background while you are working is one thing; it is quite another to have commercial radio stations interrupting your concentration and work flow.One of my clients insisted that he was not distracted by the radio, yet when I asked him what the latest five commercials were about, he fired off the answers without missing a beat.His productivity has increased immensely since he removed the radio from his office. Background noise is a Time Termite you may not consciously be aware of.

If we are to succeed in building our business, we obviously have to establish and enforce boundaries.This can be difficult, however, when those around us perceive that we are always available. Remember, the person ultimately responsible for you and for your business is you.

Replacing Shower Tub Faucet - How to Choose the Right Faucet (Step 1 of 3)

Faucets come in a variety of styles and shapes, and choosing the right faucet for your shower is enough cause a headache. This article helps to relieve that by breaking down the some fundamental things to consider when making that decision.

-Measurements. Before considering the style of finish of your faucet, take a measurement of the hole from the old faucet from center to center. It also helps to remove the old faucet and bring it to the store where you'll be purchasing the new fixture. If shopping online, be sure to have the measurements in mind when making the purchase.

-Finish. Shower faucets come in several finishes, including brass, chrome, nickel, and stainless steel. Often, brass finish faucets are used to accent stainless steel features already in play in the bathroom. Although chrome faucets are comparatively inexpensive, they often convey a plain look. Nickel finish is good to consider if on a budget because like chrome, it is also rather inexpensive. However when the nickel is brushed, the faucet is given a burnished glow unlike the shine of chrome. Besides the look value, the main advantage of having a brushed finish is that it doesn't show fingerprints and water marks as easily. Lastly stainless steel is the higher-end choice, and as such is usually the most expensive. Like nickel, stainless steel faucets can be purchased brushed and unbrushed.

-Style. As a rule of thumb, faucets with clean lines and minimal detail help to convey a more modern look. On the other hand, faucets that are very ornate communicate a more traditional style. However, it's possible to take to create a balance between modern and traditional looks by combining features of both.

-Scald Protection. If children are going to be making use of the shower, you may want to consider choosing a faucet with built-in scald protection. For this, the maximum temperature of the water is set at a fixed temperature so that when the lever is turned it is unable to exceed that. Normally this is about 120 degree Fahrenheit.

Roofing Options Continued

We previously explored roofing options such as asphalt shingle and ceramic tile, weighing the pros and cons of each. Considering the importance of a well-functioning roof, we will continue the discussion of roofing options here.

Wood shingle is a relatively inexpensive option for roofing. First it might be helpful to distinguish the difference between shakes and shingles.

A shingle is cut with a saw, and has a smoother finish than a shake. Shakes are split, and the wood is more rippled. The rippling in shakes actually encourages water to run down them quickly.

Most often, cedar is the wood of choice for shakes or shingles. This is due to a naturally occurring oil in the wood that discourages rot and bugs, making it far longer lasting than other woods. Shingles and shakes can both be applied over old asphalt or cedar shingles. Shakes require an open sheathing underneath them, so that air can flow and dry any dampness in the shakes themselves. Because of their irregular surface, it is recommended that shakes be layered with a course of felt material, and on solid sheathing, which will fill in any gaps and completely weather-proof.

The only major con to shakes or shingles is that they are not fire-proof. Also, the water collected off them is undrinkable for up to 6 years because of the same volatile oil that deters bugs and rot. After six years, however, it is usable water. Cedar shakes or shingles can last up to 25 years.

Slate is another interesting, and very attractive, option for roofing. Slate's biggest downfall is its high expense. However it is extremely long lasting-a 100 year old slate roof is not uncommon. It is also fire-proof, rot-proof, and a very low maintenance roofing material in general, resistant to acid rain and fading. Also, because it is also all natural, collecting water from your slate roof is very viable.

Metal roofing is probably the most light-weight roofing option. The cost of metal roofing is moderate, about mid-range compared to the other options discussed. It can easily be installed on top of older roofing, and is known for being very low maintenance. Modern metal roofing is usually made of aluminum or a steel alloy. It is then coated with a rust-resistant coating, available in a variety of nice colors. The biggest caution is that this coating is not scraped off during the installation of your metal roof.
