You should never choose single pane glass for a sunroom that you want to use all year long. It won't keep out the heat of the sun or the cold during the winter. Double pane glass is going to be a bit more expensive but it will provide you with the insulation that you will need from your windows.

Last of all, no matter what type of glass you decide to go with when it comes to the glass for your sunroom, you should look carefully for a good warranty. You want to make sure that your glass has a warranty on the seals and on the glass for breakage as well. Do What You Do Like it Means Something

Early on in our careers, generally right after high school, college, or university most people have the obvious goal of finding a job. Generally that means a job in their chosen field of study if they're lucky enough to have completed our studies. Four, five or more years of university had better amount to some tangible benefit, or they better have some good explanation for Mom and Dad. If they're going straight from high school, into the work force, then generally any job will do. As long as the pay is good, the pressure is not too great, and you get to work with a cool bunch of people. Somewhere along the line, all that starts to change. At least for some of us.

I know it did for me. Not sure exactly where or why, but I do have some theories. For a lot of years, probably into my early thirties what mattered to me, was that the job paid well, that I was not bored to death doing it, and the shorter the hours the better. Around the time my father died, that thinking started to change for me. I needed to feel what I did mattered. I had been working for a consulting company, that was by it's nature very entrepreneurial. The money was good, and the perks were fantastic. Prior to that, I was really just a cubicle clown doing whatever management dictated as necessary. Adequate pay, and OK working conditions.

Eventually, I went to work for a large financial institution. Now the work and pay were both OK, but I started asking myself bigger picture type questions. Epitaph type stuff. Was I making the world a better place by what I did for a living? Was the company I worked for making a significant and positive impact on people and the world in general? It started to matter to me, how my contribution and indirectly my employer affected other people. I didn't really like the answers I was getting. I was working for a bank after all ;)

So I decided to go out on my own. If figured I could make a fortune in the online world. Opportunities abounded, and there was money to be made. The financial success has yet to come true, but that's another story. I still need to satisfy my moral conscience and know that I was contributing in a good way to the world at large. Some of my earlier business strategies were a little borderline, but if I could satisfy my need for making the world a better place, I was OK with that. I remembered reading a story about two college friends who also wanted to make the world a better place for having had them in it. Once decided to go work for a volunteer agency in remote third world countries. The other decided became the CEO of his own very successful company. The first guy was able to help a few people at a time through his hands on approach in disadvantaged countries. The CEO was able to help tens of thousands through his own philanthropist organization. Who was more successful? To me, it was the CEO.

I'm not good at digging ditches and building homes in third world countries, but I like to think I'm pretty handy at computers, and running a business. Although so far, that hasn't been proven on the balance sheet. My point being, that you don't have to sacrifice your own desires to make a difference. Whatever you do, if you put your whole heart into it, and be successful beyond your wildest dreams, you'll be fortunate to make the world better for others. I plan to accomplish just that, and I'm working that plan today.

Concrete Form Liners in Architecture

Concrete form liners are used to add texture to what otherwise would be bare walls showing only the imprint of whatever materials were used when the concrete was poured into a mold. Usually made of styrene or ABS plastic, the formliner (the term is also used as two separate words - form liner) is placed inside the structural forming system and then acts as a mold to imprint a specific texture to the concrete. There are a large variety of patterns available, and they can give concrete a brick, block, or rock pattern. Formliners can also generate wood grain textures, flutes or fractured fins. But what is formliners relevance to art and architecture?

The answer is no farther than a look at the magnificent Ahwanee Hotel located in the Yosemite National Park in California. The Ahwanee is a magnificent structure that was built in the 1920s and has been a national historic landmark since the 1980s. Fitting beautifully into the majestic Yosemite scenery, the hotel is constructed from rough-cut granite and wood. When I first saw the Ahwanee I marveled at its beauty, but also wondered if such extensive use of wood in a remote area did not represent a fire hazard. Well, the wood isn't wood. It is poured concrete that was textured with early formliners and stained to look like redwood and pine bark. When you look at the building from a distance, you see horizontal redwood siding and rough, milled timbers.

What architect Gilbert Stanley Underwood accomplished with the Ahwanee Hotel was an intelligent solution to the challenge of designing a building that fit into the breathtaking grandeur of Yosemite with its rock and woods yet was also resistant to fire. It became an architectural masterpiece and also a monument to innovative use of construction materials. By shaping, texturing and staining concrete, Underwood conjured up the natural beauty of wood, yet without incurring any of wood's drawbacks in terms of cost, safety and longevity. Underwood may not have had the type of plastic formliner we use today, but the idea and concept was the same.

While the Ahwanee was one of the most earliest and most famous examples of formliner architecture and its builders had to overcome many challenges, the concept is readily available today to architects, engineers and contractors. It adds a great degree of artistic and architectural freedom to using concrete as a construction material. Colors and textures become part of the design language, the finish of concrete as relevant as its structural properties.

Adding texture to concrete was a major task an expense when the Ahwanee was built. Today, elastomeric and urethane formliners can be specified and ordered right out of catalogs from companies that specialize in them. Hundreds of patters and textures are available, with top-notch formliner makers able to interpret and produce drawings, provide custom patterns and rustications, while adhering to schedules and budgets.

While concrete has been used as a construction material for thousands of years, it's been the fairly recent advent of concrete form liners that has given architects and engineers a powerful new tool to work with this most flexible of construction materials.

Qatar as a nation is largely dependent on the revenue of foreign businesses as well as the industry generated by business visitors and tourists coming to see the multitude of attractions and unique features of the nation. As a result, there is a nigh on confusing level of hotels available for people to stay in while visiting, be it in the capital (and largest) city of Doha, or elsewhere in the nation.

Doha, of course, by its nature as the transportation, tourist, and business center of Qatar, is also the center of the vast and profitable hotel industry. The more expensive and better rated hotels in Qatar are where the nation really shines. With the Qatar Tourism Authority overseeing the accommodations nationwide, a five star hotel in Doha (or any other city, for that matter) has to really go above and beyond the call of duty in order to keep that recognition.

Take for examples, "Intercontinental Doha", a hotel on Al Istiglal road in Doha. It is close to any number of activities, and those that are not within walking distance can be reached in no more than ten minutes by taxi or bus. There are over five different restaurants inside of the hotel proper, and that is just the start of the star treatment available there.

Extra services offered by the staff are truly all inclusive, providing a number of amenities unseen and unheard of in most any other country. There are babysitters who will watch the children while you and your love enjoy an evening in Doha, and when you return, you can have alcohol delivered to your room. Travel to anywhere from your hotel is handled by a proprietary shuttle, and all rides in said transport are pre-paid when you make the reservation for your room.

Doha is not the only city to offer amazing places to stay; Al Khor has a number of resorts in its region, including the world famous Al Sultan Beach Resort. It is less than a mile from any of the attractions of the city, and is little more than a half hour outside of the capital city. Providing a number of the aforementioned travel / tourism packages for people staying in the hotel, the Al Sultan Beach Resort also features the largest pool in all of Qatar, as well a style of Jacuzzi that is not seen anywhere else in Qatar, and is certainly worth the experience.

Further outside the borders of the big cities are a number of other resorts and hotels, generally in the more naturally beautiful parts of the country. Many of these more rural hotels have stables on their grounds, providing visitors with the opportunity to ride horses or even camels throughout the sand dunes of the Inland Sea. These accommodations are far enough away from mainstream civilization to offer a fair deal of privacy as well, espoused by the number of private villas for rent and the beach houses scattered along the little coves of the Persian Gulf.

If you're staying in Qatar, there are a vast number of places to choose from when trying to pick where to stay. A good rule of thumb is that pricing is a relatively good indication of quality and features offered by the hotel, thanks to the regulation and oversight of the QTA. Places further outside of the big cities generally offer discounted rates because of lack of access to the mass transit of Doha. However, riding a horse through the desert certainly has its own appeal that is not easily discovered in the back of a bus. No matter your desire or intention, there is a place in Qatar for you and yours.

Home Selling Tips - Best Real Estate Advice Ever

One of the most important things to remember when selling your home is to keep it as clean as possible. If you need help or don't have the time to organize your stuff, you can hire a home staging professional in your area. Ask your real estate professional for more information.

This method often works pretty good but I have seen plenty of homes that were re-carpeted and after the home was purchased the carpeting was replaced again, by the new owners. 7. Here's a trick that definitely works a little magic when selling a home. Leave some cookies or a nice fruit bowl on the dining room table. There is no need to leave a sign that says "Eat Me". It gives the home a warm feeling, almost like a country atmosphere.

8. Even better than home selling tip number seven would be baking some cookies just before the perspective buyers arrive, it's not the cookies, it's the smell from the cookies that most people cannot resist.

Customizing Your Home Exterior With Moldings After an EIFS Or Stucco Renovation

Deciding to renovate your home's exterior with EIFS (Exterior Insulation Finish Systems, or "synthetic stucco") raises a lot of unforeseen questions and possibly expensive extras, which you may or may not be able to defer. Home owners are often hit with expenses they weren't expecting, including replacing sheathing, deciding whether or not to replace windows to properly tie them in, removing and reinstalling soffits, and cleanup. Among the seemingly limitless decisions you're pressed for time to make, is that of choosing the exterior decor that will represent you, your house and your style.

The true benefit of EIFS (besides the "small" one of saving hundreds of dollars on bills and reducing the risk of moisture problems in your walls) is the beauty of what you can do with it. Sometimes referred to as "stucco moldings", these details are made of the same materials as the synthetic stucco itself and add a touch of your personal style and character to the exterior of your home. It has never been easier to customize your home to make it stand apart from all the others that look exactly the same in a subdivision. Although having it planned out in advance in the best case scenario, decorative elements such as pre-coated architectural moldings, columns, keystones, quoins and pilasters are some of the items which may be deferred to save some money.

Deferring the addition of decorative elements also gives you time to really take a what is available to you. It always amazes people how much you begin to notice other EIFS-clad homes after you have yours done -- and what elements you'd like to incorporate into your home. Taking the time to pick and plan what style of quoins (be it squared-vs-rectangular sides, square-vs-beveled corners, joined-vs-spaced-apart) or whether you want your decorative elements lighter or darker than your wall color, and by how much -- is a luxury not afforded to home owners who hastily make these decisions among the hundreds of others during a renovation. Although this means having an applicator come again to install them later on, the same contractor will likely be glad to do it, and you have the ability to defer the additional cost to a later date.

The moral of the story is this. Try to have as much as possible planned out and decided on in advance. Realize that without professional help, you're going to have time and cost overruns which will put you at wit's end, and critical decisions won't get as much attention as they should. In the end though, all is not lost. You now know that one of the most rewarding aspects of renovating (customizing YOUR home) can be put off to give you more time to decide what you truly want.

Faucet leaks can waste more water than you think. Have you ever put a cup or bowl underneath a leaky faucet and actually seen how much water is wasted. Leaky faucets should be repaired as soon as possible to prevent the waste of water in your home. Water is a precious resource and should be used wisely.

All About Custom Entry Doors

Custom Entry Doors have recently become almost a fad in many towns. There are 100's of designs, styles , colors, wood species available. Most of these doors are being imported from China. Although there are still some manufacturers in the United Stated that are producing them locally. The "Import Doors" usually are made from chinese lumber. They have Chinese grown trees which resemble some of our North American trees but they are not the same. You will find the pricing of these import doors is quite competitive. You will also find that there is rarely any warranty available on these import doors.

Much of the wood in China is air dried and you will find very few Kilns in these parts. The result is that the wood has not been dried properly and there is a chance of failure in these doors. Namely, there may be too much humidity in the wood and it increases the chances for the door to warp. Most doors made in North America use kiln dried lumber. Many of the North American Door Manufacturers use an engineered wood substrate as an interior core. The engineered wood is suppose to reduce the amount of movement in the door. Many of these custom entry doors have only 1/8" or 1/4" solid wood veneers on the exterior and the interior core is an engineered wood. Although there are few companies still existing the the US that built the doors out of "Solid Wood". I believe the best quality door is still the Solid Wood Door. You don't have to worry about screws getting stripped or delaminating of the veneers.

I have found that the towns with the most character in their "custom entry doors" include: Hinsdale, Oakbook, Lake Forest, Highland Park in the state of Illinois.

The most popular wood species for entry doors include: Mahogany, Oak, Alder, Maple, and Walnut. I would recommend a hardwood door because it will be less likely to scratch or be damaged. Also, important is the finish. Be sure to use a clear coat with UV protectors. Many contractors use Spar Varnish but there are some better products out there. I prefer an Exterior Finish which made in italy called ICA. There is also another high end finish called "West System".

The custom entry doors can range from $2000-$10,000 for an import and from $5,000 to $50,000 for an intricate door system (Sidelites, transom windows, oversized door).

Bathroom Remodel Investment When Selling - Bathroom Remodeling

When you're planning any bathroom remodel, consider the costs of the bathroom remodeling versus the return on the actual investment. According to one of the popular remodeling magazines, the average bathroom remodel throughout the country cost around $16,000.

If you were to sell your house within a few years, you could recoup around $12,000 of your original investment. This would translate into a $4000 loss to your pocketbook eventually.

Using these numbers for your bathroom remodel investment, you would recoup around 75% of your original investment. If you know anything about investing money, this will not be a good rate of return and if you keep investing your money like this, you won't have any to invest, eventually.

Keep this in mind, if you're going to be selling the home within a few years. If the bathroom isn't in good shape and you're not planning on selling soon, you could remodel the bathroom and enjoy it for quite a few years. You wouldn't be looking at this as an investment but as maintenance costs.

If you need to remodel the bathroom, because it's getting a little run down and will create a problem when selling a home, I would suggest minor remodeling, if the toilet, fixtures and bathtub is in good condition, I would suggest changing the sink, cabinet, bathtub surround, flooring and some new paint.

If you're remodeling cost is now at $8,000, you would recoup at least $6,000 and would only lose $2000 on your original investment. Now this still doesn't make any sense, if you're still losing money, why would you even want to remodel the bathroom. Why not sell the home as it is and not lose any money? This is a tough decision to make and keep in mind, these are average costs.

You could recoup less or more than 75% of your bathroom investment costs.

Most real estate professionals will advise you to remodel the bathroom for two reasons, for one the house will sell for a few more dollars, and this will increase their sales commission. The second one is probably the most important for any one selling a home, the home could sell faster.

If you have the time and are in no hurry to sell the home, I would suggest trying to sell the home as is first and then sprucing it up, if you can't sell it within three months.

Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

How to Tell if You Need a General Contractor

How to Caulk

Caulking can usually be found at seams of two materials, in corners, baseboards, doors and around the bathtub or surround. In order to recaulk an existing seam or caulk a new seam the area needs to be clean of debris. In other words if you plan to recaulk your tub surround then you will need to remove the existing caulk. If you purchased the Pro Caulk system found on this page then you will have an old caulk removal tool, otherwise you will use a large flat screwdriver and a hammer to chisel and scrape it out. If you are using this method then you need to take care not to damage the joining substrates by scratching them or chipping the tub or tile surfaces. Usually if you get a piece of the caulk free you can grab it with a pair of pliers and pull it like a rope the entire distance of the wall or perhaps the whole surround. Be careful with old or loose tile as removing the caulk may cause the tile to pull from the wall, breaking in the bottom of the tub. Sometimes its a good idea to run painter's blue tape around the bottom tiles of the surround to hold them in place and place an old blanket in the bottom of the tub to prevent breakage of anything that does fall from the wall and also to prevent your tools from scratching existing surfaces.

Likewise you can also tape the top of the tub surface about a quarter inch away from the wall to help protect the tub in case your screwdriver or chisel slips. Once the old caulk has been removed, take a green scrub pad or stiff brush with or without soap and water and clean the surfaces of the seams until they are smooth, in the case of two wood substrates like doors, cabinets, baseboards use fine sandpaper to smooth the area to be caulked, however do not go beyond the area that the caulk will cover. A good caulk bead is usually 1/8" to 1/4". If the area that you are caulking appears to be much larger than 1/4" you may need to fill the gap with expanding foam or repair the substrate first. If you use spray foam, let it dry then cut or sand the excess so that there is room to apply the caulk for a good cosmetic and moisture proof seal. When using any of these methods it is important to wear gloves, protective clothing and goggles and also to maintain ventilation if you are working in a closed room.

The next step after removing the old caulk and cleaning the area is to apply new caulk. A minor note, the material in grout lines is not caulk and caulk will not adhere to or replace grout. Likewise it is better to replace a tile or a soap dish with a proper ceramic adhesive or mortar. Caulk will not permanently adhere objects of any significant weight to a wall or ceiling. It is best to consult with a local ceramic tile dealer for instructions concerning these and larger repairs.

Now as with most construction compounds there is a huge amount of information and technical data as to which caulk to use for any conceivable application. For general home use there are three basic types silicone, acrylic and latex based. Latex caulk comes in white as well as an array of pastel colors. Silicone caulk can usually be found in white, black and clear and Acrylic caulk is generally white. Even though caulk can be painted it's best to just get it in the right color to begin with.

Silicone caulk is the best for outdoor applications, but can be used anywhere. It is the most waterproof, but unless you are buying the Pro Caulk tools, it will be the most difficult to work with especially for tub surrounds. Latex based caulk is widely used for most indoor applications and it will be the easiest to work with and cleanup.

Once opened Caulk does not keep for more than a couple weeks so be sure to get the right amount. The tube will tell you the coverage. Caulk is available in a squeeze tube or a cartridge that fits into a caulk gun. Choose whichever you feel will be easier to use. Of course if you have a considerable amount of caulking to be done, cartridges and a gun will be more economical and quicker to use.

Cut the top of the tube about a quarter inch down at about a 45 degree slant. For cartridges you will need to puncture the cartridge with a wire or long screwdriver or sometimes the caulk gun has a plunger to do this. Put the cartridge in the gun and squeeze the handle until the caulk starts to come out. It is a good idea to have a damp towel and you will also need a small bucket of water and a sponge. Use the kind of sponge that you would wash a car with, big oval, not a kitchen sponge. Take a razor blade or scissors and cut about a 3 inch piece off the sponge - you will use the smooth side of the smaller piece..

Start at one side and squeeze the gun or tube until the caulk starts to come out. Put the end of the tube directly on the surface to be caulked and pull it towards you as the caulk comes out of the tube. Caulk no more than twenty feet at a time. Before you proceed to the next area you will need to fix the caulk line. At this point if you have the Pro Caulk tools you can use them to clean up your lines. If not the you will use your finger.to smooth the lines. Put your index finger against both the wall and the tub, or touching both the horizontal and vertical surfaces whatever they might be and pull the excess caulk towards you. You can either apply the excess caulk on your finger to another place or wipe it on a paper towel for disposal.

Next take the sponge and slightly wet it. Wipe the sponge lightly over the bead, until the bead is defined as desired. If you are using silicone caulk you will have one shot to wipe, and please note the silicone will dry very fast as compared to latex caulk. Latex Caulk can be cleaned up with soap and water, whereas silicone caulks break down faster with paint thinner or higher solvents. It is best to clean your tools outside or in a well ventilated area. Let the caulk dry for at least a day and then polish off any film around the caulk line with a dry soft towel. - Use your dishwasher only for full loads. Be sure your dishwasher is full, but not overloaded when you turn it on. Improper loading can result in poorly cleaned dishes that need to be rewashed.

- Install your dishwasher away from your refrigerator. The dishwasher's heat and moisture make the refrigerator work harder. Keep your refrigerator away from other heat sources such as direct sunlight.

Nailing Or Screwing Drywall

Nails versus screws who will become the winner. When drywall first came out the installers used everything from regular steel nails to galvanized roofing nails. After a short amount of time they started to develop major problems from nails popping out of the finished drywall.

Nail popping results when the nail is driven into moist lumber and as the lumber shrinks the house settles and nail can actually pop out to the walls. Hard to imagine the nail could actually pop out of the drywall as the wood was drying out.

How far the nail would actually pop out was determined by how far it was driven in to the framing studs or ceiling joists. Well pretty soon drywall installers started to use ring shank nails to eliminate this problem. This worked great but these nails were hard to drive in and would often break.

As time went on the nails improved and were made out of galvanized metal with cupped shaped heads and came in a few different sizes. The size of the nail used was determined by the thickness of the drywall. These new nails worked great and had good holding power and eliminated a lot of nail popping.

Using nails means driving them in with a hammer. If you miss the nail you damage the drywall. This seemed to be a big problem and was virtually eliminated with the screws.

Well pretty soon people started using screws which had greater holding power and pretty much nail popping. Another advantage to using screws over nails is the simple fact you need less screws than you do nails to attach the drywall to the metal or wood framing.

This means less labor installing and finishing the drywall.

There is one problem with the screws and that is they have to be set perfectly. They can not break the paper surface on the drywall but have to be set enough into the drywall so that it can be finished properly. Most screw guns have an adjustable setting used to get just the right depth for the screws installed in the drywall. But this also was a problem when screwing into a hard piece of wood you can actually snapped the screw head off, strip the screw head or break the screw.

Nails on the other hand can bend while driving them into a hard surface.

Who wins the nails versus screws while installing drywall? I have got to give it to the screws. That doesn't mean the nails just got screwed or the screws just got nailed.

I couldn't resist. I actually preferred the screws over the nails except for when nailing the drywall corner bead on. Some drywall professionals use nails to hang the drywall and go back with a screw gun and some screws to finish the job. The nails sometimes seem handier than the screws when installing the drywall.

Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.
